The community is OK. There are a lot of things that could be done better internally and externally (cleanliness of trash areas, and amenities (refrigerators shouldn't be standing in the car wash area), tree trimming through all walkways, etc.).

I moved to Providence Trail in March 2022. The apartment is very nice peaceful and comfortable. The community is very clear, secure and peaceful. Recreation areas and community are kept very neat. Love it here.

Good community to live in. It is an older one that could use a bit of additional upkeep by maintenance and grounds personnel to keep it presentable and functional (paint touchup before new resident move-in, trimming trees and bushes/hedges, upkeep of amenities, etc.). The office staff is friendly and helpful. Seems to be a safe place to live.

I think Century Providence ran a tighter ship. Things have gone downhill some since the property was acquired by Bell Partners. Maintenance responsiveness has declined sharply, and the grounds are not kept as nice as they used to be. Some buildings are missing shudders, the asphalt is cracked, external paint needs to be touched up, security gates are always open, etc. Semi trucks park in the lots on nights and weekends. Despite all this Bell Partners continues to raise rents.
I am not saying... the place is terrible. The staff are friendly and helpful. We still feel safe in our home. I trust if we have a maintenance emergency that they will respond promptly to it.
Its just that 5 years ago the complex was great, and now it is just good... and significantly more expensive.
