How Is This Rating Determined?

Great location and convenient

I love the location - right between the university village and the Union bay natural area. As a UW student, I particularly value convenience and the ability to easily access both outdoor space and grocery stores. I also can walk to the link rail stations and campus on foot. As a 19-year-old, the age demographics do matter to me; and I appreciate that the majority of the residents are students; at the same time, I am glad that the apartment is open to families with children.

Reality doesn't match expectations

Everything was dirty (the undersides of my socks were filthy after one day of walking around the apartment), cupboards/floor still had crumbs from previous tenant, and nearly all surfaces were covered in various animal and human hair when I arrived. The apartment smells like a combination of dog and outside trash, especially on warmer days (no AC). So many parts of the apartment look "nice" but are actually cheap and cutting corners.

Terrible management

The worst management we've ever experienced. 1. Be careful the manager would find any excuse to add fees and take your deposit. 2. During the time we lived there, they had three different management companies! The rules for pets kept changing! First it wasn't allowed then it was and then it wasn't again! 3. Don't believe the restaurant on the first floor, it's just like frozen food that they make in microwave, and it was expensive. The gym was never open or functional when we were living there.... 4. Almost every week the garbage would back up so you couldn't throw anything away. 5. The call box was often broken. Overall I would NOT recommend renting this apartment.

Management is shady

You can tell that the management company and the owner don’t take advice from the other properties in the area. This building has been through several management companies and none have lasted which means the owner is part of if not the main issue and not willing to change their ways. Management is so disorganized and the manager isn’t even there half the time but instead leaves her assistants to fend for themselves without help or guidance. I have witnessed her lie and blame her assistants for... things that she should be at least helping to handle. Maybe she should listen to the people who actually stay and work on the front office for a change since they’re the only ones who actually see what’s going wrong with the building. I didn’t stay here long but it was long enough to see that it was overpriced and not worth a single cent of what I paid, and I blame the owner and higher-ups in management for putting the blame and workload on the front office workers and the tenants.

Terrible management

Management changed 3 times and the current company is no better. No package locker, no callbox, barely a gym and no parking unless you want to shell out 300$+ a month. They will charge you for everything. Save yourself a headache and don’t stay here.
