How Is This Rating Determined?

LOVE living here!

I have lived at Malibu at Martin two different times, and each time has been better than before. I lived here when it was just Malibu, and before they did the upgrades. I loved everything about it. The neighbors were extremely nice, never had any issues with noise, there's plenty of parking, and the office always took care of any problems I may have had (leaks, etc...) I just recently signed my lease to live here a third time, lol. The pool is also AMAZING and is never overcrowded. The smaller... one bedrooms are a tad small, but definitely doable for one person. My ONLY complaint would be the price but we are in inflation and everything seems to be costly nowadays.

outdated and needs work

These buildings are very outdated. The kitchen is very small, and there is no washer and drier hookup in the one bedrooms. The front door was needed to be replaced for at least 8 months. Paint was splattered in places like the sink and floor but I’ve managed to clean it. The only nice part about living here is the area and people that live here. The laundry mat doesn’t have a coin dispenser or a card reader which makes laundry a pain. You don’t necessarily get what you pay for but it could be a... stepping stone for somebody.

Nice Apartments

Good location, friendly staff, but pretty much impossible to get approved. I have good credit but was denied for having one student loan, and even with a co-signer who has 800+ credit I was told I had no chance—after paying the application fee. Seems like a great place as long as you have outstandingly impressive credit. Don’t waste your money on an application if you have a single doubt about being approved.

Pests, loud, rude staff.

Problems with multiple pests. Our neighbors complained of mice and we had roaches ants. One of my good friends who lived in this complex also had a problem with spiders. Staff is completely unprofessional, rude, and will try to scam you out of money. During the year of living there, our entire building smelt like spraypaint at least 5 times. They used SPRAYPAINT to cover up a brown leak from a TOILET above our apartment. The walls are paper thin so you can hear pretty much anything. Our... hallway always smelt like weed. Kitchens are TINY, so, if you cook I’d reccomend going somewhere else. The only upsides are the amount if sunlight and size of bedrooms. Not worth it.
When I came in to inquire about an unfair charge after moving out they immediately became rude and called security to remove me (even though I didn’t raise my voice once).

I’m sorry your experience with Malibu was not to the standard of excellence that we both strive for and achieve with the majority of our residents. We have pest control weekly, and while no apartment community can ever guarantee that...
you’ll never experience a pest, what we can assure you is that when reported, our pest control technicians prioritize resolving issues.

Regarding criticisms of our staff, we are consistently striving to always be professional, courteous and kind to prospects and residents. Unfortunately, there are times when we have to abide by certain policies and procedures that have a tendency to upset people who, quite simply, become angry at us for doing our jobs.

As an example - say someone was to not place proper notice per the terms of the lease and is upset that we are bound by that lease to charge them a fee for failing to uphold that portion of the agreement. Then that person visits our office and creates a scene while being extremely rude to 3 members of our staff.

It would be easy to assume in such a scenario that by holding someone to the terms of the lease and charging them what they actually owe that our staff would be attempting to “scam” someone out of money. This is simply not the case.

I am extremely proud of our staff and the manner in which they care about our residents and prospects. As a manager, my team and I will always work extremely hard to be professional and courteous.

Poor management

After almost 2 weeks I received absolutely no communication from the complex unless I went in to inquire. I was never told I was accepted for an apartment. Poor communication and disorganization is not what I look for in management in a place to live.
