Intentionally give no heads upon the fines over $2,500

The management's handling of the situation has been extremely unsatisfactory. Without any heads up I was charged 90% of my paycheck as a fine for providing only a 30-day notice instead of the required 60-day vacate notice. Despite being aware of our lease termination well in advance, they deliberately chose not to send any courtesy email reminder. While fines might be acceptable under reasonable circumstances, this situation feels unjust.

Initially, my lease was for 6 months, but I extended it...
for 4 months by giving a 60-day renewal notice. I assumed that because I extended it for just 4 months (with an additional $200 per month), I wouldn't need to give a separate vacate notice. However, I did provide a 30-day notice after receiving a well-formatted email. Unfortunately, no such email was sent before the 60-day renewal period. The management argues that they are merely adhering to the terms of the lease agreement.

My concern, though, is their claim of being a secure community while the gates have not been working for over 3 months. I witnessed a crime on September 24th just a few blocks away from my apartment and have evidence to support my statement. It raises a serious question: how can they advertise it as a secure community when the gates have been non-functional for such a long time? This situation seems to be a clear violation.

Furthermore, their questionable business practices, as outlined in the lease agreement, are being used as a basis to penalize us for minor infractions. This discrepancy between their advertised standards and their actual practices is deeply concerning.

Thank you for sharing your review of Desert Sands. We appreciate your feedback and the opportunity to address the matter you've mentioned. First and foremost, we understand your frustration and regret any inconvenience caused by the fines associated... with the vacate notice period. We intend to adhere to the terms of the lease agreement consistently for all residents to ensure a fair and equitable living environment. Our team explained what the signed lease terms meant and that we, unfortunately, could not reverse the fees as you requested due to not providing sufficient notice. Please know that we are here to assist and provide clarification on any issues you may have. If you have any further questions or concerns, please feel free to contact our team.

Poor communication

Don't waste your time or money here. If there are any problems you won't get them taken care of. I am still waiting on them to rectify my electricity. The air handler runs constantly. I informed the office once I received the very first electric bill in June. Now its January and still now response other than "corporate will get back to me in a few days hopefully ". Going on 7 months of "few days". Go somewhere else for your sanity.

Very poor communication

Come to this apartment complex if you don't care about your money or having any issues resolved. My apartment had an issue with air handler, would not shut off. The electric bill was $1800 for 3 months. I told the office that there was a problem upon receiving the first bill, that was in June. Currently it's January and they have yet to resolve the issue. I feel sorry for anyone who moves into that unit. Do yourself a favor and find a better place to stay.

Don't rent here

This place is not worth it. We lived here a yr. In a half. And the first six months was ok. Then we had all kinds of problems. We paid rent every month on time. We had floods in the Apt due to monsoons and we called the office and they said they would get to when they can. Never came. I myself had to suck the water out of carpet which didn't help started to grow black mold under carpet and behind walls and baseboards coming off due to the water. Ruined our stuff. And I told office ove the course... of the yr. In a half and they said we will take care of and never did. Air went out numerous times. And they changed thermostat three times. Our light bill went from 110 dollars to well over 900 in three months. Air went all the way out and told office they brought portable air conditioner in and said they will fix it waiting 8 days and temps over 115 outside and in apt was 95 degrees. Then they finally fix it and the air compressor was new but bad. So made us wait again for 9 more days. To get another compressor and finally they come fix and the air won't work took five hours to install new compressor and they said didn't know what to do. So I had to go out and tell them they had to jump start the compressor and it worked. Still not working right but running. Wife and daughter are sick from mold and had flood again and I called office and had to jump them about the flood. And they sent carpet cleaning company to come suck water out of carpet and got 100 gallons of water out of the house. He told us that black mold is growing in the Apt. And they need to change the carpet and all bad spots in apt. Told the office are they going to fix the mold and replace carpet. They said after you move we will fix it. Then had major leak in storage closet outside for months. And ruined our things. And had black mold growing through the wall coming on the inside into laundry room. Told them About that and finally came and fixed it said you guys are going to have to fix all this mold and do something. Ohhh we will get right in it a month later still no fixing of anything. The office staff is uncaring they completely ignore your requests to fix things. Half the staff barely shows up to work. And they complain if they have to do something. We had to move for our health and wellness. And they are wanting us to pay them break lease fees and all. Hell we should be compensated for the hell we went through living there. I have all pictures and proof of damages caused.

Don’t rent here

I am a former resident of 2 years and a mom with 4 children. I requested a reasonable accommodation to move out early due to being a victim of a violent crime and my mother having stage 4 cancer. I submitted my forms with supporting documentation such as police report and protective order against my attacker, and was charged over $3000 dollars to break my lease my lease was ending March 2021. I was hoping they would be understanding due to the circumstances of my departure. I left my apartment... in great condition. Also maintenance request took 3 weeks or more to be addressed. I am very disappointed in how things were handled. No one notified me if my reasonable accommodation was approved or denied. There was no formal letter or anything.

Our team is saddened to see you feel this way. We apologize if there was any miscommunication, but our records show the fees were due to insufficient notice. Since our team did not hear back from you with the requested items, we were unable to... process your reasonable accommodation, which caused an insufficient notice. Our team would be happy to address these concerns personally so please give us a call at your convenience. We do wish you and your children the best in your new home.
