Calling this place a “Luxury Apartment” is like saying Taco Bell is fine dining. Let start with the strengths of this place.
For the lack of Square feet of the apartment, there is a lot of usable space.
The location of the apartment is fantastic, freeway and shopping very close.
Now let’s talk about the areas of opportunity.
Price: The base price is exciting, until you hear about fees. $25 community fee per person(more to come on the “amenities”) $10 Amazon box, that no one uses,... fluctuating trash fee(the more people move out, the higher it is), $50 for a covered parking spot(no covered parking spot included). So I would say for a group of 2-3, I would add $150-$175 to your base rent to cover fees and utilities.
Pests/maintenance: if you like Scorpions, this place has you covered. All you have to do is move into building 13,14,15,16 or 17 and you can have scorpions. If you like other critters in your house as well, they got you! Now I’ve talked to different residents and some people are worse than others BUT, I was moved from building 15 due to an infestation of scorpions. Which they rented out less than 2 weeks of me moving out. Maintenance over the years has declined, they are passive aggressive to blame you and will do anything to not complete the job correctly.
Community: Crime is definitely on a rise in the apartment complex, you can expect PD on site weekly. Someone stole majority of the weights from the “gym” and the apartment did not replace it. When I asked the office about the cameras, I was told “I don’t think those actually work”. So the amenities you pay for I stated above really don’t go towards anything. You will start to notice the trends of PD and might even to get to know the officers.
Last but not least, the property manager! During my lovely stay in building 15, the manager failed to show any care or empathy due to the scorpion infestation. Stating “you chose to live in AZ”, “my kids get stung all the time, not that big of a deal”, “killing 6-10 scorpions a week is not that big of a deal”. Not until my roommate got stung in the back and rushed to the ER did she show any empathy. Now I will say her boss, is amazing! Once I got her boss involved, magically I got empathy and moved to another apartment.
To close this out, no this is not the worse place to live. But I hope you can make an educated decision on this place prior to renting. After 3 years of renting here, I wish I rented somewhere else. Thank you for your time :)

To prioritize your comfort, we offered several opportunities to transfer to another unit, which you initially declined. After learning that your roommate had been stung, we extended another transfer offer, which you accepted. Regarding your comment about crime and police presence, management is not aware of excessive police activity on the property, as this has not been reported by you or other residents. We encourage all residents to report any suspicious activity directly to management so that we can address it appropriately. We sincerely apologize for not meeting your expectations and for any inconvenience you’ve experienced.
