Please read this

Calling this place a “Luxury Apartment” is like saying Taco Bell is fine dining. Let start with the strengths of this place.

For the lack of Square feet of the apartment, there is a lot of usable space.
The location of the apartment is fantastic, freeway and shopping very close.

Now let’s talk about the areas of opportunity.

Price: The base price is exciting, until you hear about fees. $25 community fee per person(more to come on the “amenities”) $10 Amazon box, that no one uses,...
fluctuating trash fee(the more people move out, the higher it is), $50 for a covered parking spot(no covered parking spot included). So I would say for a group of 2-3, I would add $150-$175 to your base rent to cover fees and utilities.

Pests/maintenance: if you like Scorpions, this place has you covered. All you have to do is move into building 13,14,15,16 or 17 and you can have scorpions. If you like other critters in your house as well, they got you! Now I’ve talked to different residents and some people are worse than others BUT, I was moved from building 15 due to an infestation of scorpions. Which they rented out less than 2 weeks of me moving out. Maintenance over the years has declined, they are passive aggressive to blame you and will do anything to not complete the job correctly.

Community: Crime is definitely on a rise in the apartment complex, you can expect PD on site weekly. Someone stole majority of the weights from the “gym” and the apartment did not replace it. When I asked the office about the cameras, I was told “I don’t think those actually work”. So the amenities you pay for I stated above really don’t go towards anything. You will start to notice the trends of PD and might even to get to know the officers.

Last but not least, the property manager! During my lovely stay in building 15, the manager failed to show any care or empathy due to the scorpion infestation. Stating “you chose to live in AZ”, “my kids get stung all the time, not that big of a deal”, “killing 6-10 scorpions a week is not that big of a deal”. Not until my roommate got stung in the back and rushed to the ER did she show any empathy. Now I will say her boss, is amazing! Once I got her boss involved, magically I got empathy and moved to another apartment.

To close this out, no this is not the worse place to live. But I hope you can make an educated decision on this place prior to renting. After 3 years of renting here, I wish I rented somewhere else. Thank you for your time :)

While scorpions are a natural occurrence in Chandler, we take concerns about them very seriously and strive to ensure our residents feel comfortable in their homes. In response to... reports of increased scorpion activity on the property, we partnered with a specialized third-party pest control company that conducts weekly treatments in affected areas. These efforts have led to a noticeable improvement across the community. When you brought your concerns about scorpions to our attention, we responded promptly by implementing targeted and aggressive treatments with the help of our pest control partner. To prioritize your comfort, we offered several opportunities to transfer to another unit, which you initially declined. After learning that your roommate had been stung, we extended another transfer offer, which you accepted. Regarding your comment about crime and police presence, management is not aware of excessive police activity on the property, as this has not been reported by you or other residents. We encourage all residents to report any suspicious activity directly to management so that we can address it appropriately. We sincerely apologize for not meeting your expectations and for any inconvenience you’ve experienced. Renting here is not worth it

They give you one day to pay your bill. Most companies let you know weeks ahead of time what the amount will be before the bill is due but not here. They give you 24 hours to pay and if you try to pay early they have a hard time giving you the correct amount, then a week later you get a notice for paying late and they blame it on you.some people work or go on vacation and it’s so hard to pay within a 24 hour period and the office is only open until 6pm. These apartments are way over priced for... the condition they’re in. The landscape is a mess with the lawns being flooded and are a muddy mess. It’s hard to take pets out because the lawns are way over watered and you can’t step on the lawn without getting muddy. It’s been like this for months and they still continue to water the lawn. The only lawn that they keep nice is by the front office. I think they want people that look at possibly renting here is a nice and well kept apartment complex. They charge us an additional $50 a month for landscape maintenance that isn’t getting done. I don’t understand why they are charging us extra for yard maintenance when the yards are getting worse. I can’t wait for my lease to end. If you’re looking for a place to live I would look elsewhere. Also I’ve had black mold in my apartment and all they did was wipe off the mold and they didn’t try to look for the cause. If you’re looking to rent here please don’t walk on the lawn unless you don’t mind muddy shoes. The only thing nice here is the front pool. Everything else is old and outdated and not worth the price. Please read the lease and look at all the extra charges they try hiding. The utility bill will be a minimum of $100 so keep that in mind and in the summer expect your electric bill to quadruple because the AC unit will never shut off. The air conditioning in the apartments is not efficient and will run 24 hours a day and it can’t keep the apartment cool. I had them look at my air conditioner multiple times and they said it’s normal. My apartment gets very humid when the AC is running and again they said it’s normal. I tried to hire and pay an actual AC repair company, but due to it being an apartment I would need approval from the management and they denied it. The repair company did say that an AC unit should not cause extra humidity and they are actually supposed to lower the humidity when it’s on. I’m guessing that’s why I’ve had black mold in this apartment. Please don’t rent here.

Hi. Thank you for your feedback. Here at Luxe rent is due on the first of every month, however, we give you until the 3rd of each month pay. Late fees do not start until the 4th of every month and we also give online options to pay your rent. Our... apologies if this was not properly communicated to you at time of move in, but it is listed on the lease agreement. We are working with our landscape company for any landscape issues as we have been doing extensive landscape projects on property which could be the result of some of the areas you are noticing. I am concerned about your mention of mold as this has not been brought to the attention of our office. Please contact me directly, Caroline – Luxe Community Manager – (480) 699-4610. This will be treated as top priority and id like more information about this situation so I can personally investigate. Please know that we would never ignore a report of mold and take this very seriously. I hope to hear from you right away so we can take care of this immediately.

Been here a long time - new management is great

We have lived in this apartment for several years and seen multiple ownership changes. The new management, Luxe, has been very responsive especially in terms of maintenance. We wanted a few things upgraded for several months and the new management jumped right on it and got it done. Thanks to Rolando and Reed to get us all set. A great community to live in especially with the new management and maintenance team.

Great Place to Live!

Property is always clean & quite, office staff and maintenance are friendly. I've had no major issues and anything I do need (filter etc) gets addressed in a quick time. Love it here

Great place to call home!!!

I have lived here now for almost 3 years and it has been great. The staff is awesome and Kelly the PM is wonderful. She is compassionate and empathetic about the well being of the everyone in the community. I have had to use the maintenance dept. twice and they were great! quick and respectful of my home.
If you are looking for a nice quite place to call home with resort like amenities then check them out.
