Underwhelming; close to downtown ASU
The units are fine, some of the appliances are great, the floor plans are well thought out, the pricing is fair, the people who work in the front office are nice. You get a sink garbage disposal which is huge.
The construction seems poorly planned and rushed. The pool and upper floors were supposed to be done a while ago. There has been fire alarm issues and testing for a while. None of the molding/caulking is neat or straight. The cabinets are very cheap. The sink is far too shallow so... you will splash everything.
For downtown Phoenix, it's on a relatively quiet street so it's easy to get some sleep; however, if you're facing west, your apartment's view is the APS substation across the street.
While base rent is reasonable, there are many fees: Parking, 'concierge services', trash, boiler management, pest control, gas, sewer, water, and common area electric, which is separate from your personal APS bill.
