Do Not Move Here (Or to Any UDR Property)

This complex is cute and fairly well maintained, but those are the only highlights. The UDR company recently started charging residents for a “technology package” that includes the unreliable, super slow internet service called GiGStream. If you work from home, attend school online, or need reliable internet for any reason at all, UDR and GiGStream will disappoint and frustrate you with the continued outages, delayed response to outages, and no compensation for the outages. Additionally, the... complex removed the community computer and printer from the conference room / Ocean Club, but still requires residents to print physical guest parking passes or their guest will be towed. This is incredibly outdated and inconvenient. Of course, like most apartment complexes, the rent significantly increases every single year, but the “amenities” aren’t increasing or being improved. Overall, if you need a decent place to live and don’t mind unresponsive staff, unreliable internet, or paying the management company for services that you still need to outsource, then you should apply to live in a UDR community.

Property Manager at Beach & Ocean responded to this review

Hi there,

Thank you for sharing your detailed feedback. We’re glad to hear you appreciate the aesthetics and maintenance of our community, but we’re sorry to learn about your concerns.

Regarding the technology package and internet service, we...
understand how critical reliable internet is, especially for work or school. While GiGStream is designed to offer convenience, we apologize for any disruptions you’ve experienced. We are actively working with GiGStream to improve service reliability and address outages more swiftly. If you encounter issues, please let us know so we can work to resolve them promptly.

For guest parking, we understand that requiring physical passes can be inconvenient. While we no longer provide a community printer, we recommend using digital printing options or contacting the leasing office for assistance in obtaining a pass when needed.

We value your feedback about rent increases and amenities. Please know we regularly evaluate our amenities and services to align with resident needs, and we are always open to suggestions for improvements. Your input helps us make the community better, and we encourage you to reach out directly if you’d like to discuss these concerns further.

Warm regards,
Mia - WeCare@UDR.com

DO NOT DO IT

This apartment looks nicer than it is. We moved out after 5 months of living here and the process was horrible. It took management over a week to get back to us, they are not responsive and extremely unprofessional.

Management, maintenance and conditions below average

This property is run by UDR, who are impossible to contact, even during business hours. I wasn't even able to reach them to renew my lease. They only care about future residents and not current ones. I'm being charged 7.5k more on move-out than was listed in the lease agreement and therefore have to go to court to resolve it, which is a big inconvenience. The building is also in bad condition. Looks ok at first glance but the drawer and cupboard handles are screwed into chipboard and break... constantly. I do not recommend this property at all. Worse than one star, all things considered.

Careful! Once you are locked in, they could care less about your experience…

We decided after several years to not renew because of the noisiness and lack of care from management. Staff seems to change every few months after our initial manager who stayed with us for many years left. Our last year was HELL. If you work from home - STAY AWAY!! You’ll be driven crazy by the paper thin walls and ceilings!! Also, If you plan to leave or even have a thought of leaving - DONT MENTION IT. They’ll de-prioritize you and your needs!

Now that we’ve explored other complexes, it’s...
made us realize that the high prices aren’t worth it. The reason we justified our higher cost was because of the previous experience we had, they used to host community events, Management was attentive, grounds were kept cleaner (btw first floor can’t open their windows bc of the stench of pet urine), security on foot at night….but since all of those things are gone and we are now comparing the tangible things + staff, we’ve realized there are other communities that offer more for less.

Good from Far…. But Far from Good!

Pretty property and nice amenities… when everything is working properly. Lots of issues because it is a new property that was still going thru construction earlier this year. Residents have had to deal with a lot of inconveniences and disturbances. Not worth the very, very high rent for all the headaches and drawbacks.
