A little pricey, good location, management ok
Lived in Greendale for 15 months before and during the pandemic. The pros:
+ Good location with good schools.
+ On site management is responsive and polite. Most issues will get a response and easy fixes addressed quickly. Technicians and employees are really nice and kind.
+ Never experienced issues with theft or break in.
+ There was ton of extra parking - we actually never parked on our assigned spot as there was always available parking closer to our unit.
+ You get ton of storage in your... assigned parking spot.
+ The complex is nice and clean.
The cons:
- It was a bit pricey for what you get. Specially as amenities are essentially closed during the pandemic.
- I reported an issue with rats as I took a picture of a big one going inside the patio of one of the ground floor units. Management replied but never really followed up nor ever heard of any fumigation plans letting residents know. I would not recommend living on a ground floor unit there.
- They seem to value bringing new tenants more over current tenants. The owners didn't want to review our rent until very close to the end of our initial lease term. When they decided to do so they offered a terrible rate compared to that of the market. No point in even negotiating. If you are looking for a long term place, Greendale might cost you more when renewing.
- We have friends who have been long term tenants at Greendale that due to the local law changes at some point secured a low rent there.Greendale is doing the minimum to keep the unit they live in livable. Our friends have made several requests to change or replace the old carpets for example (at their own expense) but Greendale has refused. Likely this is a tactic to put pressure on then to move, so they can renovate the unit and charge a higher price - this how Greendale does business.
- The cost of shared utilities of the common areas is very expensive. We paid for a family of 3 between $170-$190 every month. Add that to your monthly rent.
- When we moved out we got charged for some blinds replacements that were damaged. But after reviewing the receipts Greendale decided to replace other blinds anyway due to regular wear and tear. So this charge seemed very tacky in my personal opinion. We pushed back but Greendale insisted and we decided to let it go. It was a missed opportunity to leave us with a better impression of them.
Overall I hope this review helps other potential tenants to get context as to what they might experience at Greendale
