How Is This Rating Determined?

Loud Neighbors and unprofessionalism

Being a first time renter I was so excited to move in and start living on my own. However this isn't somewhere to be excited about living. The pool facilities have been closed since I started my lease, in the summer. Along with that our garbage disposal and stove have both had issues. It's a very scary idea knowing that the stove runs on gas and an unknown issue could result in deadly problems. Along with this there is NEVER any parking if you don't get home before 5:30pm. They are constantly... running sprinklers when they could spend money on other things like the washers and dryers that never work. Along with that don't try and study from home during the day when there's a pandemic going on. It's loud constantly. From loud dogs all over the property to loud construction workers cleaning the gutters for some reason there is never a moment of peace. When ever you complain about these issues and call they ask you to email a formal complaint. The issue with that is that the email isn't easily accessible from their website or any other website for that fact. I had to rummage through my emails to send in a complaint. If that's not enough your neighbors might be moms that yell cuss words at their infants or people who don't feel the need to clean up after their dogs. Don't live here spend the money and save somewhere else in the budget.

Terrible all around

At a glance the apartments seem ok. But once you're inside you realize they are far from that. The washer and dryers rarely work and i suggest going to the laundromat. The management is just the absolute worst. Its staffed by people that are "just doing a job". Poorly At that. This place could be very nice if better more competent people were running it. Unfortunately, they seem to just not care. Many more places to rent from. Its just not worth the headaches.

Villa Camino apts.

This community is nice the only problem is that the pet owners are not cleaning up after their pets and the management isn't doing anything to control this problem because it is really out of control, you can't even walk on the lawn it's to bad because the complex is in a very good location close to the shopping centers and freeway.

Good Cost/ Bad Management

Overall, the cost that you pay for this apartment is good. I pay 1150 a month, and my apartment in 750 square feet in a fairly respectable part of town. The apartment are old though. The appliances are dated, everything is covered in and inch of paint and there is no proper ventilation. You will constantly have to battle mold in the bathroom, and if your neighbors smoke, you will smell it coming through the vents. Also, the hot water goes out about every other month for couple hours. However,... the biggest issue is the management.

They're almost uniformly incompetent. I once received a notice stating that I was in breach of my lease agreement because of our satellite dish. I found this somewhat surprising, given that I don't even have cable. When I called to ask about the satellite in question, they informed that they had placed that notice on everyone's door. They had decided to threaten every single one of their tenants, rather than look around the complex and actually check their facts. Approximately a month later, I received a notice of eviction because the previous tenant's renter's insurance had lapsed. They had sent me a letter with my apartment number, and the previous tenant's name, stating that I was going to be evicted in three days! Again, had they bothered to double-check ANYTHING they would have noticed the discrepancy. Every time I've made an appointment with the front office, they've either been unpardonably later (by 2 hours at least) or flaked entirely. My most recent annoyance is that they decided to destroy our staircase without notice. Annoying, but as I had an alternate (though inconvenient) route, it did not seem like such a big deal. However, it took 3 weeks for them to replace the stairs, forcing me to trek through my neighbor's staircase and spider infested bushes to get home.

I've lived here for three years, I'm a fairly easy-going person. I've never had any problems with any of my neighbors, and I like the neighborhood. If you're wired the same way, you'll probably be fine. However, if you want to live in a place that is even moderately well-run, I would suggest you look elsewhere.
