Nope !
This apartment complex has been a disappointment from the start. The leasing process was chaotic, with untrained staff and miscommunication. Parking is a nightmare—management falsely claimed I could apply for free residential street parking, but the building isn’t zoned for it. They also opened onsite parking to the public and tenants from other properties, leaving residents without guaranteed spaces. Promised EV parking has never materialized, despite being advertised. Building access is... unreliable, with frequent issues using the entry app. Trash policies aren’t enforced, security is inconsistent, and the poorly converted units have safety hazards like improperly installed window screens. Mismanagement, broken promises, and unresolved issues make living here frustrating. I would never have moved in if I’d known the truth. Avoid this place at all costs.

EV parking- this was an initiative that was planned however the installation... has been delayed to ensure the best possible installation. We did miss that it was added to our website and not removed when the project timeline changed and that it has since been removed.
Windows- The windows are a European design. The open from the top and tilt in, then have an option to swing in. We have not gotten feedback that they are dangerous in anyway and the County of Sacramento has final approval on these. I'm sorry to hear that you experienced pests entering your windows. It sounds like maintenance did get a new screen for you. We do provide complementary 3rd party pest control to all of our residents. Did you take advantage of the free service?
Management- We did experience management changes this summer due to a Leave of Absence and the other staff member made a decision to leave the industry. It does take time to find qualified employees to manage a new apartment building and we did have temporary assistance in the interim. While FPI does have decades of experience, each employee does have a training process and grace should be given to new employees. I acknowledge that this may have let to frustration and we sincerely apologize for any inconvenience this may have caused.
Parking- We were all caught off guard regarding the City of Sacramento's decision to change their parking plan without notice. Parking meters were installed after construction completed with no notice to the buildings owners. I myself emailed Staci Hovermale with the City Of Sacramento Parking Division to Lobby to request discounted rates for our residents for street parking. They have allowed 18 permits at a rate of $99 per month to park in the street and The Mod does offer reserved parking for a fee. All spaces within the community are assigned and residents can enforce towing is a vehicle is parked without permission. When we do have available spaces and there are no residents requesting parking, we rent the spaces out to neighboring communities at a month to month basis. There is plenty of City parking for guests.
