Can't recommend

Roaches everywhere, some staff are nice but some are so so. Can't recommend this place to anyone. I have no place to stay so have to wait until the lease is over.

Money-hungry management

I often wondered how things would've be different if management lived there.

Only positives: several of the maintenance staff are helpful and friendly. One of them left several years ago but one of the current ones (Gary?) is great. I also had the best neighbor.

On to the negatives. The kids/young adults/adults didn't get reprimanded for smoking in the laundry rooms or setting off a fire extinguisher in the laundry room. Washing machines were routinely broken, and management's response was "we...
don't do anything about it. Contact WASH." Management converted multiple laundry rooms in 2020-2021 into studio apartments, leaving only THREE rooms for the hundreds of tenants. There is also garbage littered throughout the complex. Loud, disrespectful neighbors and/or their guests yelling when it's clearly late into the night or blasting their music in their cars.

I lived there for numerous years and with the staff turnover in the last 1-2 years, the service was a mixed bag. I've had rude and impatient managers and staff help me. Management also tried to be slimy and take more money at move-out than what was negotiated, which I intentionally documented in email with them. BE AWARE that if you have a scheduled autopay, they do not cancel it for you even though you've moved and they've revoked your access to the online payment portal. You must call and ask them to stop it for you. Good thing I had signed up for a withdrawal reminder email which prompted me to call them.

Soooo happy I moved out.

Cockroaches, dangerous and deceptive

DON’T MOVE IN. Worst place to live in Sacramento. Day 1 we move in and the place isn’t even clean. So dirty! We’ve had COCKROACHES since we moved in. It’s disgusting and they’re everywhere. We’ve had to take absolutely everything out of the kitchen twice for pest control. It’s such an inconvenience and one that is so unfair after being promised a habitable unit. I keep throwing out so much food and that’s wasted money. Oh and the unit they show people as their model is so deceiving. It’s... DANGEROUS out here. I’ve heard too many gunshots and yelling outside my door. There’s always cops and when I complained about feeling unsafe to Kim all she said was “it’s an unfortunate world we live in.” The gym is supposed to be open 24/7 but many tenants tell me that’s fake and they always lock it early. Maintenance has been in our place a ridiculous amount of times and emergency maintenance is impossible to reach. The people below and next to me moved out and all said this place was horrible. I’m finally leaving but after dealing with SO MUCH they still want to charge me a cleaning fee and carpet clean on top of other things? It doesn’t matter how nice I leave it bc other tenants tell me they do everything to take all of your deposit and charge extra. My place wasn't even clean and I needed a TON of repairs so where does that money really go? Because it wasn’t used to have this place ready. We’ve only been here 5 awful months.

My sincerest apologies on these issues you have had since the time of your move in and stay at The Woodlands. I know you mentioned you are moving, but if you are still a current resident, I am more than happy to address these concerns and...
issues. To touch on some of the issues you have brought to our attention and to hopefully give you some reassurance: The gym is 24 hours as of the past few months, you will need your gate card to enter the front double doors, that will be the only door to access the gym. As for the safety issues, I can highly recommend reaching out to the on-site courtesy patrol after hours and any issues during the day please stop by and talk to us. I am more than happy to speak with my pest control and maintenance team as well to pull up any past work orders/treatment that has been done for your unit. Please stop on by the leasing office Sunday-Thursday and ask for Eric, I am here to assist! Thank you for brining this to my attention, we pride ourselves on being the best that we can be and feedback like this does help.

Horrible Customer Service & Follow Through

Upon arrival:
-no parking
-nice leasing office, but had to wait (even with appt)
-Manager sits in the back and does not acknowledge anyone
-Potential residents are only shown a model not the unit itself.
Upon applying:
-poor communication
-rough process with constant back and forth with staff
-Not worth it

Thought it would be a forever home, turned out to be my worse nightmare. Wish I could give negative stars.

A few days before move-in and on move-in day I’m being harassed by the agent who “helped” me by trying to rush me to get my house keys which was in a lockbox on our door because he “needed to use it for other residents moving in” due to the pandemic. Which caused me to have to quickly drive to the place to retrieve my keys. Move in truck arrived the first day, on a rainy day, and had someone parked in our assigned spot; you will always experience someone taking your spot. I had to call a tow... truck number I was provided per the leasing offices’ directions, (the person who parked their car doesn’t even live there, they were visiting a resident) comes out fighting the tow truck guy, slamming their car door against him to get him to stop putting on the tow equipment. Ready to fight with me too because I called him in to remove the car after being out there moving my boxes into my apartment for over an hour. Another resident comes out lecturing me about not needing to call, that I should have just honked my horn and waited (maybe don’t park in an assigned spot ). I call the office asking for assistance in case it escalates even more violently, and the girl just sounds confused as to why I need help? I feel safe already. I needed maintenance to come the first week of move in. 3 visits within 2 days and nothing done about the central AC that did not work and was just accumulating a very high over $100+ electric bill for being on for a few hours. These are the people you hired? I spent the entire summer of 2020 working from home due to the pandemic in 120 degree weather, thanks Woodlands! It’s extremely and constantly noisy because the apartment is facing the main road at the exit of a highway. The new neighbors enjoyed blasting music at all hours of the day. Also not a smoke free environment. And the recent blackout that just happened in California? Our oven went out and we never had a chance to call someone to get it fixed (pandemic anyone?) I’ll assume this is why our $400 deposit turned into a $97 return. :) I moved into dirty carpets; I cleaned and vacuumed when I moved OUT, by the way. Rude staff who sends emails reminding us “rent is still due” during a pandemic, incompetent maintenance, and the worse place to choose to live if you’re looking to live peacefully and quietly and hope everything works, hence why you PAY them rent. Needless to say, this is the reason I completely moved out of California and into beautiful Texas! Thank you, Woodlands!!
