I have lived in this complex for almost 2 years with my boyfriend. We have a one bed, one bath apartment on the second floor. The apartments are a decent size with a nice setup. The place is mostly carpeted, except for the bathroom and kitchen which have linoleum. I have started to see that they are updating available apartments with lament hardwood and they look beautiful. We are so jealous! The neighbors are pretty quiet. Occasionally you can hear footsteps or a TV but it's not anything that... would, presumably, bother the average person. The building has a no pet policy but you will find that a few residents have certified assistant/care animals. They are all quiet and I've never heard anyone having any problems with them. The premises are always clean and the maintenance team is very good and really friendly. The parking garage is amazing, too! It's gated and under the building, has tandem and single car spots, and feels very safe. At night, they even have a security guard that patrols the property! As far as the location goes, it is close enough to the 405 and the 101 to be on the highway in 10 min or less but not so close that you can see or hear the highway traffic. The traffic on Victory Blvd can be noisy during the day and the alley in the back can be noisy, too. Thrusdays, which is trash day for the neighbor behind the building, can be really loud with the trash trucks going back and forth but they are usually finished by noon. There is a beautiful park across the street with a pond, hiking trails, picnic areas, golf course and bike paths. I see people at all hours of the day and night walking and biking in the area. I really do love living in this building. The only thing that really bums me out about living here is the price. When we moved in, it was pretty affordable considering the area and how quickly you go from a nice place, like Parkview, to basically anything North/ North East of Victory. Now, the rent has jumped so much in just the last year that we may not be able to stay here. We will always have the memories though.

When you think of Los Angeles, rarely do you think cherry blossom trees, ducks to feed, and kites to fly, but the Parkview Apartments in Lake Balboa give you the opportunity to experience all of that and more.
Just a block away, there is a beautiful lake to enjoy. That is just one of the many perks of the beautiful Parkview apartments.
Our two bedroom apartment is amazing. With a massive walk in closet in the living room and a even bigger walk in in the Master, the closet space is unmatched... by any place we have ever lived. The apartments are quite spacious, with all the amenities one would ever need. (Though we haven't quite mastered how to turn on the fireplace. Luckily, in the valley you never really need more heat!)
Management is super friendly, very approachable, and always willing to help however needed. No question or task is too small!
My only complaint is Tandem parking, which seems to be a staple in LA apartment living. I suppose there is no way around it.
To be perfectly honest, I would encourage anyone I know to move to Parkview. It' simply feels like home!
