Safety issues

This place is in serious decline. Aside from the many comments about how dirty it is there are growing safety issues. The latest is with new door locks installed on everyone’s apartment. They can malfunction and allow anyone to simply push your door open. If you value your possessions and your safety choose a different place to live.

Do not even bother

This place is a dump. It looks nice on the outside, but the inside is not well maintained. There is no vacuuming of the halls or cleaning of common areas. In order to get an elevator cleaned, a work order must be placed. With COVID one would think they would sanitize the common areas at a minimum. It’s completely overpriced for no reason. It’s impossible to get a response from management. Truly don’t even waste your time with this place.

Do not rent here!!!

Terrible place to live. Multiple repair issues in just a few months living in a NEW apartment. Moved in to find mold, appliances that don’t work as they are supposed to, AC and heating broke down four times already, cabinets falling apart, constant break ins, vandalism, dog poop and urine everywhere (including IN the building), parking shortages and other issues, no enforcement of floor covering requirement resulting in extremely loud neighbors, and a management team that doesn’t seem to care.

Frustrated Tenant

I am a current tenant in this building and I'm posting anonymously for fear of retribution by management.

We have lived in a number of comparable luxury buildings across the country and this is by far the worst managed luxury building we've ever lived in.

Our biggest issue is probably with management itself. They are very poor to respond to any issues and ultimately they just let issues pile up until clearly many tenants have complained about them, and then all that happens is they send out a...
passive aggressive email in response without any actual changes. I think the root of this problem is most likely with CJ, the general manager and with Kayla, the building manager, as well. Neither has proven to be a useful resource to make any changes.

Specifically, our biggest issue is with the refusal to open up even outdoor spaces. The pool is closed in phase 2. They have not opened the outdoor space on the fifth floor either. Neither of these are indoor and per their logic should be open immediately. The gym that we are paying for has been closed since we moved here in August, but that is more consistent with what's going on in the county.

Next, the building is filthy. Routine cleanings that used to happen daily in other buildings almost never happen. The common areas are gross and not regularly cleaned.

Building security is terrible - stolen bikes, never-present security service.

Dog poop everywhere in the grass outside.

The leasing office is unresponsive as well, in line with management.

Rude, unprofessional emails instead of action.

There are so many issues with this building for the price that we pay that need to be addressed to justify how expensive the building is to live in.

We have thought to escalate these issues to the Better Business Bureau as well, and will do so if no meaningful changes are made.

Do yourself a favor. Don't sign a lease here. You won't regret it.

BEWARE. (my entire review actually doesn't even fit)

Stay away from this place! They glamorize a "high end" and "safe" environment. It's a lie.
My experience with Avalon Walnut Creek has been a nightmare.

There is consistent criminal activity including break-ins (even inside the gated underground parking lot for residents). The "courtesy patrol" thrives at sticking notices on cars and that's about it. The gate is left open all night quite often.

The office does seem to try to be good about packages - but remain unreliable.
They tag on...
obnoxious charges and fees over EVERYTHING.
The roads that the community sit on are loud at all hours.
The hallways smell like trash. The trash room usually overpowers the entire floor.
There is significant homeless activity in the garage hallways and on the sidewalks making it uncomfortable walking through because you never know who or what is around the corner.

My boyfriend and my dog were attacked by a dog (belonging to another tenant) that was not supposed to be living on the premises. (I don't blame the dog itself - it needs a new loving home). *I* figured out who the dog belonged to because the leasing office didn't. I had to follow up with them three times and no action was taken until I figured it out myself.

10 months into our first year there, we received our Lease Renewal for a 14% (almost $400/month) rent increase.

Upon moving out, the Leasing Office (special shoutout to Kayla) failed to not only provide a Move-Out packet to me because she said "she forgot" (so I did the whole move without one) but also failed to provide proper payment information when I had asked - leaving me held solely responsible for the $1,700.00 of "rent" in addition to what I had already paid. When I had already paid rent, they said "that's a charge, not rent." and when I asked how am I supposed to know that, I was told "that's internal information." ???? I should add, I confirmed the account statement with Vincent (another "yes man" on the Leasing Office team).

In conclusion, do not trust the glamorized "we are here to help" persona. When there is ever an actual issue, it never fails to turn into "I don't know what to tell you". The team at Avalon Walnut Creek will blame residents for their shortcomings.
I have NEVER dealt with a more disconnected leasing office with such an incompetent team than this one.
The only positive experience is when you do not have to deal with them at all (which would be so much easier if they did their job properly.)
