Penthouse: lower your expectations

I would not recommend the penthouse for anyone considering it. The only elevator that goes to the 14th floor where the penthouses are located is often inop or being reserved for movers. There is a door for maintenance to access the rooftop and if it isn’t locked properly, it’ll slam during windy days and is a great disturbance. There are issues with people smoking weed in the building and smell creeps through the HVAC system. Sometimes when it rains, areas of the building will leak…we had rain... leak through our penthouse unit last year in 2022. The management has recently raised the rent and parking fees for 2023 but have made no improvements to the building or infrastructure…haven’t even painted new parking lanes and have the nerve to raise their parking fees by $40! This building is very old and needs a renovation bad. Huge flies come out of the HVAC when the weather warms up. A couple of positive comments I’ll add are the maintenance staff are very good and responsive and the front desk folks are nice.

They're trying to get "luxury" prices for a B- property.

Pros:
1. Great doormen.

2. Punctual and accommodating maintenance team (necessary or the building will fall apart).

3. Nice gym.

4. The area is nice and relatively walkable.


Cons:
1. All of the problems that come with ~100 year old buildings.

2. The windows don't close all the way, snow will blow into your apartment in the winter unless you tape them closed.

3. The bugs are out of control.

4. The sink and washing machine flood regularly.

5. The ceilings flood.

6. You can't get hot...
water consistently

7. The stoves don't always work.

8. Parking is a few blocks away.

9. Old building so the air conditioning is constantly requiring maintenance.

Do not even go to look - leasing office is full of cheats and liars

I went in to take a tour and Will in the leasing office informed me that if I cancel my application after applying, I get all my money back. I ended up applying and then cancelling my application. When I asked for refund, he blatantly refused that he ever said I will get any refund. Even the emails say I will not get money back if approved, but it never got to that stage as I withdrew within hours. This is fooling people. First Will gave wrong information and then said he never did that. Never... trust these liars.

Dont Rent Here!

The Apartments are called Luxury Apartments but are nothing of the sort. They show you a newly renovated apartment and the lease you an old one that is falling apart. The windows leak, the floors are coming up, The roof leaks everywhere and black mold fills the inside of the walls. There is no heat in the halls, The appliances are cheap and old. No Parking around the building and the garage will cost you and extra $150 per month. The washer/Dryer are camper size and waste lots of electric. The... media room is old and dingy. Recently they caught a homeless person living in the media room. The building is not secure at all, Many doors to get inside are unlocked. There is a person at the front door but they do not provide security or door service. The elevator on the east side of the building is busy all of the time with people moving in. The roof doors are open and allow cold/hot air air to blow through the hallways. The pool table in the Lounge is not functional and the Tvs dont have any remotes. My windows have leaked for months. I called about my floors coming up. Maintence came up and look at them and said they would be back, that was 2 months ago. They seem to allow anyone in the building. THIS IS A BPG PROPERTY AND THE slum property of Rodney Square. Management changes every few months and does not respond to calls or emails. STAY AWAY FROM HERE AND OTHER BPG PROPERTIES!!!!

It's not really worth it

The actual apartments are decent; however, there are many cons here. The price is really high for what you get. You also have to add 135 dollars to your rent per vehicle if you want to park in the garage inside the building. They say you can park on the street for free, but no one really wants to do that. Wilmington is really sketchy so you don't want to park blocks away and have to walk to the apartment if you come home late one night. Crime is high in the area nearby as well. On move in day, I... asked a question about the crime level. The manager's response was "I'm not allowed to comment about that". The appliances in the apartments aren't great. You get a tiny washer and dryer. When I moved in, they said that the washer/dryer are made to be energy efficient so you save money. This is false because you end up having to do way too many loads in the washer because it is too small, and the dryer takes about 3 hours to dry one load of clothes so you save no money. They recently started making residents pay for water and sewer...one water bill said I used 1500 gallons of water in a month...are you serious? The maintenance guy also told me that the vents in the bathrooms are silent so you can't hear them but if you hold a piece of tissue up to the vent, you'll see it work. That same night, I did that and found out that was a lie as the vent did not work.

Overall, I did not really like this apartment even tho it seemed so nice online and at a first glance. I will be leaving the complex as soon as my lease is up. I do not recommend it. You can spend the same amount of money for a better place elsewhere.
