LOW END HOUSING AT A HIGH END PRICE
I chose this complex in 2020 because it was reasonably priced, secure and very quiet. However, a year after, the complex was sold to a large corporation (SMP), and it immediately went downhill. The new management is anything but customer service oriented. They quickly implemented rent increases and forced residents to download a "resident portal" for all maintenance issues or complaints, and a second portal for rent payments. They flat out don't want to deal with you in person. The complex is no... longer affordable, secure or quiet! The gates are continually inoperable and left wide open. There is a resident who runs a landscaping business out of his apartment and keeps his riding lawnmowers and all of his equipment behind his apartment and continually parks his trucks with trailers attached across multiple parking spaces, leaving no parking for other residents. Management does nothing about it, even after multiple complaints. Recently, there was a "private" pool party with a DJ, obnoxiously loud music, women in thongs twerking on the pool deck and dozens of non-residents on property, the party went on for 3 hours. Management authorized the event but did nothing to control the noise. Oh, by the way, the pool is continually green, and they charge you a fee every month for the pool and gym, even if you don't use it. Residents are allowed pets but apparently there are no weight restrictions or limitations on the number of pets allowed. I've lost many nights sleep due to barking dogs in neighboring apartments and I've watched many residents walk their dogs without cleaning up after them, watch where you walk! Complaints of any nature on the residential portal do no good, management just ignores all of them. When you do see a member of management in person and register a complaint, all you get is lip service. The latest thing management is trying to pull, is forcing you into rental insurance and if you don't have it, they are going to tack another $15 on your rent each month. Their insurance only covers their apartment, not your possessions. I have my own insurance, so not an issue, but it's up to me to send proof of insurance to the corporate office in Atlanta. Heaven, forbid you walk into the management office with your insurance paperwork and expect them to do it for you! What exactly are they being paid for? I know, they are being paid to lure in new renters, not to help the existing ones. Do yourself a favor and steer clear of the Retreat at Pineview.
