I can’t recommend it

Overall review: I moved in about a month ago. My experience has been horrible. I don’t feel comfortable in my own space and regret moving here. I can’t wait to leave! In my opinion, this community is overpriced based on issues/apartment quality. I can’t recommend it.

The Good – high ceilings; high-speed internet (will be a new provider and it’s $20/month more for the same speed); large closets.

The Bad – litter/dog waste around the grounds; loud HVAC, water heater, and fire system; the strange...
smell in my building (not cooking-related) and in my apartment when the AC is on; hard water; some floorplans have tight corners which may affect moving; my only ceiling fan is in the primary bedroom; my garage does not have a light inside; limited outside lighting in some areas; few on-site personnel for a larger complex.

The Ugly – Dirty/Problematic Appliances: microwave unplugged at move-in; oven improperly cleaned causing fumes at start-up; dishwasher dirty along the bottom edge/hinges at move-in and I’m working to clean it; fridge was dirty at move-in and I had to clean it except for staining/mold Maintenance eventually removed; washer dirty with many flakes. Maintenance cleaned the agitator, but flakes remained. Maintenance used a lot of bleach to clear the flakes, but the bleach smell remained. I finally received a vacant unit’s washer and it had flakes. I ran many cycles with vinegar. It was 3.5 weeks before I could wash anything. Towels don’t smell fresh; dryer unplugged and knob didn’t work at move-in – Maintenance fixed this. Drum was dirty and a nail/file was stuck inside. Damaged lint trap and built-up lint. Requested Maintenance replace the lint trap and clean out the lint. They replaced the lint trap but did nothing else. I cleaned out a lot of lint.

Quality issues: garage keypad didn’t work at move-in; patio blinds are dirty and the pull cord was barely attached at move-in; the screen door has holes at move-in; there are several gaps, holes, marks, and paint chips throughout the apartment; worn cabinetry; 3M hooks left on a door. It doesn’t appear any touchups were done. In my opinion, the model was misleading based on my apartment’s quality. Between these issues and the apartment's darker army/olive green color scheme, it feels much older.

Bugs: many bugs including several centipedes, small/medium-sized spiders, and endless gnats. Most bugs enter through the various gaps and holes. At times, wasps or hornets fly around outside my building/patio.

Great place to live...

I've been here 4 years, and have been extremely happy. The office staff is wonderful - they do a super job of responding quickly and efficiently. Maintenance is there when needed super-fast.

Great place to call home !

Cascades at Jordan Creek has some great floor plans and the distinguishing factor here is the fantastic customer service by Apartment manager Courtney and her team Mallory in leasing office and Jamie in Maintenance . We are very happy staying here and would definitely recommend staying here !

Cascades at Jordan Creek is truly a jewel in the heart of West Des Moines.

Cascades at Jordan Creek is truly a jewel in the heart of West Des Moines.
Pros -
1.) Super friendly manager (Courtney) and staff (Nicole, Kaitlin). Not only when you are moving in but also when you are moving out. That’s a rare.
2.) Newly built, excellent quality of the apartments and a definite value for money.
3.) Unfortunately, we had to terminate our lease due to job change.
a.) Crystal clear lease breakage policies. We had to pay $1000 for lease breakage in which the staff helped rent...
our apartments. The process was seamless, they found another renter well in time and no extra penalty for move out.
b.) The staff was so helpful, that one of the staff executive’s even tried to help me finding another job in West Des Moines through her personal reference.
c.) The staff went over and above to help us while vacating the apartment - I even requested if they could help load my 2 cars since the trucker was getting delayed. They said yes without any hesitation.
d.) Finally, the move out check came out at time. No unreasonable deduction was made as the manager noticed the apartment was left in clean condition. Again, very few people/ companies realize and accept that.
Cons -
1.) Ideally, not a biggie. There’s was no permanent dumpster in the apartment. The garbage trucks used to come every week and re-cycle every other week and take the trash from outside the garages. Wish they can/have increased the frequency.
