Renewal Price Gouging, Property Poorly Maintained

I would not recommend living at Dwell. The maintenance of the buildings is extremely poor, with broken appliances and fixtures that are not fixed in a timely manner. The small maintenance staff does what they can, but they're overworked. The hallways, gym and common areas are often dirty and unkempt, and there is a constant presence of pests near the garbage. Mostly Raccoons.

Last year Dwell switched waste management services with the promise that garbage/recycling would be picked up more...
frequently. I thought this was odd, because it felt like things were being taken care of in a timely manner. Instead what we got were smaller garbage bins and more recycling containers. Great! I thought. However, as time went I on figured out that the recycling was being picked up bi-weekly and the new smaller garbage bins have been overwhelmed. Because of this residents throw their trash where every they want. As a result, the garbage men typically only take what’s in the bin and leave the bags of trash that surround the bin. It's pretty disgusting.

Speaking of disgusting, dog owners have a habit of not picking up their pet's waste. We had a problem with someone leaving dog poop at the back door of our building. When we mentioned it to the office staff, it seems as if the offender found a new spot to let their dog poop, which was in a patch of grass out in the parking lot.

Since switching to Inland lawn maintenance has also taken a back seat. Today we just had our first lawn mow of the year in the second week of May. Weeds have been growing everywhere.

Like noise? Great, because you'll be able to listen to the humming of 1-88 and the motorcycles that cruise up Warrenville Road all summer long if you decide to sleep with the window open. I blame myself for this though, I should've used my ears when taking a tour of Dwell.

To make matters worse, the management engages in price gouging at lease renewal time. This year our renewal went up $210/month. When trying to negotiate they wouldn't budge despite there being 8 of the same unit available. They hike up the rent to exorbitant levels without making any improvements to the building or the living conditions. It feels like a blatant money grab, and it's extremely frustrating to deal with. Long story short, you don't get a lot for what you pay for.

Overall, I would not recommend Dwell to anyone. The poor maintenance and unfair pricing practices make it a difficult and unpleasant place to live.

Pros & Cons

Pros: beautiful property, pretty views, nice apartment layouts (huge closets & lots of storage!), updated finishes (the nest thermostats are amazing), great location (close to Herrick lake forest preserve, easy highway access, and downtown Naperville), awesome dog park, friendly residents

Cons:
Unfortunately, our challenges started right upon move-in. Right before we moved in, the hot water heater in the unit above us broke, which caused flooding & significant water damage to our apartment...
below. Management did not tell us this until after we signed & paid our final deposit. While I understand that accidents happen, full transparency would have been greatly appreciated. Once we were in our apartment, there were dirty rags everywhere & nothing was being done to remediate the water damage. We had to request multiple times to have the water damage that caused humidity & mold remediated. To help fix this, they brought in a large, extremely loud fan & removed part of our drywall. Due to this process, we had to find alternate housing for our first two weeks. The drywall wasn’t replaced until a few months later, even after we asked multiple times.

We also had mice in our garage, which I was told is to be expected in first-floor garages in the winter. We had to remove some of the mice ourselves. My garage door also broke, and I had to submit multiple maintenance requests before it was fixed. Also, we had a few packages stolen.

To update the thermostats & lighting, the maintenance team entered each apartment to do the updates. Unfortunately, they shattered our light fixture in the kitchen. Mistakes happen, we weren’t upset. They said they would get it replaced. Upon move-out, we were charged for the light fixture. I called the office to explain how the maintenance team broke the light fixture on accident & said they would replace it. A lady in the office accused me of lying & said the maintenance team didn’t document anything, so we would be responsible for the fixture. I calmly explained how there is no way we could’ve broken the fixture as it was on a high ceiling & we don’t own a ladder. She kept asking for specifics about which guy broke the fixture, and we didn’t remember since there were 6 men in the apartment. Luckily, a gentleman on the maintenance team finally remembered the incident, and they removed the charge. My advice: document everything.

Are the new owners going to do a better job?

When I originally moved here, this was an elite property. Higher-end, well cared for, Etc. The maintenance of the property has been allowed to go downhill. None of the outdoor Landscaping is cared for or replaced when it's dead. They do not clean the gutters or take care of the downspouts, so in a heavy rain everything floods around the buildings. The maintenance crew does not do a prompt job of cleaning after the garbage trucks come and debris is left blowing around. I hope the new owners will... realize that if you want to attract high-end clientele, then you need to have a highly maintained and respectable-looking property. The change in office staff, under new management, is disappointing as well. They are abrupt and not approachable.
Update 01/22 - generally, the maintenance guys have settled in and are very nice to work with. They seem to complete work orders quickly after they are entered on the website. I am perplexed by this company's pet policy. They SAY they have the carpets cleaned, however, after living here almost 10 months, I am still vacuuming up kitty litter and cat food from the PREVIOUS tenant. So disgusting, and when the weather is humid, you know what cat urine smells like ??????

Slowly going downhill

A new management company has recently come in and I think the quality of service is getting bad. Landscaping looks terrible, I've probably picked up more blown around trash than anyone, had a service request for leaking water and received back an email saying it was "under review". Most of the familiar faces are gone, lots of new charges (use your debit card to pay rent now costs a service charge), service fee for your utilities.
