Great place to live

We moved in during the summer of 2020 and both of us work from home. We have great neighbors and love this community! Everyone here is so friendly. The staff at Sonoma Hill have always taken care of any issue regardless of how minor it is. I highly recommend living here!

THEY WILL CHARGE YOU FOR CARPET REPLACEMENT REGARDLESS

I attest to all other reviews regarding complaints - walls pretty thin, 30% increase in rent in 2023, trash removal went from 5 days to 4 in 2022, yet bill stayed the same, overcharge of utilities due to a change in cycle days back in 2021, paint comes off the wall easily, broken gate for most months out of the year, smart features unusable because they can't seem to pick a provider (over a year of useless smart home), a few burglaries occurred, very much hides behind clauses and standard... procedures, yet don't enforce rules such as pool, etc. but one of the common complaints i saw that i tried to avoid by doing an exit walk through and having my apartment inspected by them two months prior to moving out was carpet replacement. THEY WILL CHARGE YOU FOR CARPET REPLACEMENT. They hit me with a bill of $540 25 days after i moved out for carpet replacement claiming 'professionals' determined it was urine spots and needed replacement. I never had a dog in this apartment and having lived there for 4 years (including during covid lockdown), i certainly had spills which i maintained by having their carpet cleaners (same 'professionals' that advised a replacement) do an annual cleaning each year. No concerns were ever brought up to me at that point either. I understand your policies and standards; however, that does not mean it makes them right to use when you are not taking the steps to set your tenants up for success. You penny-pinch every step of the way and seem to have zero regard for the effort tenants place in keeping the apartment well cared for. Their goal to deliver an outstanding living experience to all as customer happiness is important to them was certainly not a priority here. I am very unhappy that they were not transparent with me about the carpet since i put every effort in avoiding further liability prior to my move out and they know this. FOUR YEARS of living in 800 SQFT of which two included working from home due to COVID, there will be stains in carpet, Sonoma! Work to figure this out and make your carpet cleaning professionals be more transparent and accountable while they are doing their annual cleaning and the tenant is still living in your premises, instead of hitting them with this clawback bill. It is unethical in every way - regardless of your policies and standards.

Concierge Trash service is a joke

The apartment has concierge trash service but it doesn't get picked up everyday and trash will sit out for days at a time next to my neighbors garage. They have 1 recycling dumpster for the entire complex and it doesn't get emptied enough so it's constantly full and they don't do anything about it. Additionally the gate has been busted for several months now and no effort has been made to fix the gate or offer residents credit for an amenity that was included everyday. There has been no snow... removal efforts...they just salted. Not going to renew my lease as this place is so expensive we should have zero issues but that is not the case.

Thin walls, horrible management.

The construction of these apartments is AWFUL! You can hear your neighbors have a normal conversation word for word through the walls.

No one ever picks up their dog poop.

The gates have only worked a total of maybe 2 weeks the entire time I lived here.

Management will just say it’s not their problem when you complain about neighbors partying until 3am. In fact, one of the staff regularly parties with them and allows the behaviors to continue as if being obnoxious is somehow “cute”.

Don’t...
worry about using the pool unless you want to feel like you’re in a frat party. People constantly leaving empty booze bottles (yes GLASS BOTTLES) and cans. Throwing a football across the entire pool, once they even had one thrown and it hit me. Loud music from 5 different radios.

The 1 car garages are useless and tiny.

Again, DO NOT MOVE HERE! You will hate it here.

Amazing location to live in. Apartments have good staff and maintenance. They are also fairly modern for less money then other apartments in the area.
