Hello everyone. I used to live at Park Chateau Apartments (now known as the Lofts of Ormsby) for 4+ years. When I moved in, it wasn't so bad. The right amount of quiet and crazy for a college student, however that all changed with the new owners. Once the place was purchased, things went downhill really fast. Maintenance became slow (2-3 weeks) or not at all, the apartment became poorly renovated with places [such as the laundry room and lights] becoming worse than it was before and the... management became turned to a more distant, less inviting affair in my opinion. However, what killed it for me was the poor communication at key points. For example, a month ago, people who didn't have renovated apartments discovered notes on our doors saying that we have only 30 days to find another home or "qualify" without specifying what the qualifications were. Sometimes, the letters have missed information and appear to be copied and pasted from older documents and when discovered, management don't send out a corrected version. On the topic of security, you do get a thing to get you through the front and back doors, but that's about it. there's cameras, but i doubt anyone uses them or if they work. Clothing was stolen regularly in the laundry room, which only have about half the appliances working at a given time and maybe 4 months ago, they decided to put back the locking system due to residents' request. Also, the apartment has a drug and homeless problem with used needles scattering the grounds outside near the dumpster and the wrong types of people to come in for obvious reasons. And for some reason, they have an elderly man acting as security with no protection or means to stop anyone. I always worried about his safety, but it appears the same can't be said for the management. In short, no. Don't live here. They may be "renovating", but they haven't work on the core issues that makes this place problematic. Also, the renovations aren't given much effort, the upkeep of the complex is extremely poor and some of the niceties they had before are gone now [community room and gym]. Even the little fish pond is gone. So, no. if you can afford what they want for 1 BRs now, find another place and save yourself the stress.

I have had nothing but problems since I have moved in here. Many renovations being done by poor contractors resulting in very loud noises and sometimes other issues, issues with water in the apartment, ants, and definitely not worth what is being paid for rent.

I've lived here for almost a year now. There's a few things I'd consider to be problems here, but given the low price and great location, it's worth what you pay for -- depending on what you want. For a single guy like myself, or maybe a couple just starting out, living fairly humbly, it's a good fit. I wouldn't recommend living here with kids, though, or if you want to be here long-term.
THE GOOD: The neighborhood is beautiful during the day - historic buildings, lots of trees and flowers,... great restaurants like Buck's and Ami'ci nearby. I love being so close to UofL, downtown, and Central Park. You're almost in the dead center of the city, so nothing is too far away. Fire station is also nearby, so that makes me feel safe. Kingsley (the landlord) has always been really responsive and helpful - even gave me his cell phone. I've always been able to reach a courtesy officer when I needed someone. Utilities are included; you can't control the heat but I never got cold during the winter. I just park on the street since I don't pay for parking, and it's never been too bad. Never had any major issues with maintenance, and what issues there have been they fixed very quickly.
THE BAD: The neighborhood gets a little sketchy at night. Cops get called (or should get called) maybe once a month, some homeless folks nearby sneak in sometimes, etc. I feel okay with it but others might not. Noise level is pretty high - near train tracks, planes fly so close it feels like you could reach up and touch them, and ambulances and firetrucks go by pretty often, mostly because of the elderly living home across the street. Again, I'm fine with that but others might not be. It's not horrible. The hallways and stairwells can get pretty filthy; people here just don't seem to care about their environment, and management doesn't clean very often. Also, the "fitness center" is just a treadmill and recumbent bike - nothing else works. I made do with the two dumbbells but one of them got stolen, so I gave up on it.
Still haven't moved out yet, though I will be soon. We'll see how they do getting the deposit back to me. As of now, I'd recommend this place if you want an affordable location near the action of Louisville KY; I would NOT recommend it if you're looking for peace and quiet or to raise a family. Overall, I've been pretty satisfied with my time here.
