How Is This Rating Determined?

I take issue with "luxurious apartments"..

Sure they look decent for the most part, but several buildings went through this winter with siding missing or hanging off the exterior, snow removal was barely a thing, maintenance seems to have too much on their plate and their scheduling sometimes doesnt allow them to fully finish a project before they have to address something more pressing, management is nice enough at first but they get fed up real quick when you bring issues/concerns to their attention, there is regularly garbage piled up... outside of the dumpster and bags of dog poo strewn about the grass right next to the bins designated for it. Several issues with our apartment have still not been resolved since it was brought up the day we moved in somewhere around half a year ago... If you ask me the only thing "luxury" about this place is the rent price.

Never leave or be prepared to pay

New to Kentucky, we chose to call Steeplechase home. Little did we know, that regardless of how great of tennents we were and regardless of the good memories we made there, we would have to pay, for our decision to move out of our apartment. We paid each month's payment on time and in full. We were model tenants. We took care of the very old appliances and apartment to the best of our abilities, because it is the right thing to do. We dealt with mold, paper thin windows, and dog poop. However,... when we closed on our new home, we were still working things out and made it clear to management that we desired to pay month to month, until everything was finalized. There was a lot of miscommunication and lack thereof. Sadly, we are still dealing with the effects of it. They took our security deposit and demanded we pay for stains on the bottom of the carpet. None of the pictures prove that it was from our apartment and we took very good care of that apartment. Even so, the very last day, before we turned in our keys, we stayed up until 2 a.m. making sure it was in a pristine, ready to move-in condition. We highly doubt it was our carpet. If you choose to leave, ask to be present during the inspection, especially when they remove the cheap carpet, just to make sure, they don't cheat you out of that, too. Well, we were sent to a collection agency for the "stained carpet" and they racked it up to $1,500 and then the collection agency sent us a statement for $2,000. After two years, they reported us to the credit bureau. I expected more from this company and would never advise anyone to rent here.

Very nice for the money

I have lived here for 2 months so far, and have really enjoyed it. Grounds and Units are clean and staff is Amazing, particularly Morgan in the leading office. I put in a maintinence request at 8am this morning and by the time I got home at 5, Adam from Maintenance had allready fixed the issue. I would definitely recommend this complex, it's the best in the area in this price range.

Dog waste everywhere...

This is a big problem here at these apartments. Tenants have big dogs which mean big waste and most do not pick up after their dogs, terrible pet owners. We can’t even open our windows on nice days because there’s so much waste around the complexes. There’s several trash cans specifically for the do waste but that doesn’t seem to matter. I realize they say they will fine pet owners if they don’t pick up their waste but in the meantime groundskeepers need to be cleaning this up!!

Areas of concern

The area is perfect for easy commutes and accessibility to a lot of amenities. However, we have lived for here for quite some time and have seen some areas of this development decline in upkeep. The dumpster is a huge issue with trash over flowing and the area around it needs to be more maintained. Recently, the pool was vandalized and I assume management decided not to repair the pool but instead close it with over 2 weeks left of the Summer. It's been vandalized before and I would think they... would make the small investment in cameras to help deter this behavior. I think management made the decision also to change landscapers. The grounds have looked horrible this season. Maybe it was a cost cutting decision, but never the less, they need to reconsider this choice. Last but not least, driving down Trifecta there are a number of trees that are dead and do no produce any leaves, they need to be removed and replaced. I hope that the same Landscaping company is not going to do the snow removal this season. If so, we are in trouble.
