Old building, strict policy, but good maintenance

I have lived in Copley apartment for over a year and they own a lot of buildings in this area. The building is old, some rooms are renovated. Mine is not.
This year rent increased $200 (~10%) plus I changed roommate, so I needed to pay $900 more for a guarantor service. They said it because I'm an international renter, even though I have a pay stub here, totally nonsense. But what can I do, I don't want to move my stuff.

The good things are no broker fee and the maintenance team is super, very... responsive.
