small bad

The complex and amenities deserve 5 stars, but the thing that make me give 2 is that in one of the elevators and the hallway where the elevator is it always smells like trash. That elevator has carpet and it’s messy and dirty, the other elevators are nice and clean. Amenities you use them once in a while, but elevator is daily and smelling trash everyday is disappointing for the price you pay to live here. They should do something about the smell, it’s horrible.

Badly Managed -- Classic Bait and Switch

They reel you in with pretty pictures of chandeliers and outdoor spaces that make it look like high quality of life, but that is far from reality. That is all a show to get you in. Once you live here those shiny things fade and you see right through their lack of management or care for the renters. They will just put up signs with new rules as they please instead of making the place more livable.

RUN AWAY FAST

DO NOT BE FOOLED!! The Reserve at Burlington advertises themselves to be pet friendly and features numerous amenities. LIES. There are NO pet friendly areas. The only place to take your dog on property is a small 'grass' lot that has no seating or area to be with your animal outside. Your dog will be allowed to pee and then go back to your apartment. They feature a indoor dogs lot that SMELLS LIKE URINE 24/7. STRONG and NAUSEATING to the point it is completely unusable. They do not care about... your pet. The other amenities- locations they marketed to draw you in 1. Do NOT work, and 2. Don't allow your pet to be with you. None of the fire places work. I would NEVER renew a lease here

They spend $$$ on all the “getcha” things that draw you in like fake waterfall and chandelier in the lobby (allll this pretty stuff located RIGHT where they want you to see it in the front to get you thinking ‘wow!’ But that wow will surely turn sour. If they cared about quality of living more than $$$ maybe it would be a different living experience.

They pick and choose what to take and give from the residents as they please. Instead of placing a doggy bag station in the backyard (the ONLY safe enclosed place for a dog) they hitch would completely eliminate the issue they fail to dispel, they just send out emails with new prohibitions. The ONLY residents that ever used the backyard were about 5-6 families that wanted to give their dog a place to stretch their legs safely. NO ONE else uses the backyard. Now no one will continue to use it so it can be picture ready to fool YOU!

Increasingly not worth the price

I've waited a while to write this review, incase management was a victim of circumstance (although considering it is a brand new complex, that's a difficult case to make).

If you have visited in the past couple months or if you're planning to visit in the next couple weeks/months (probably), ask the following questions;

- Is this elevator safe to ride? (nope, all elevators were due for inspection 8 months ago in Oct 2020)
- Can I play pool as advertised in the amenities center? (no, because...
there are no pool cues)
- Can I have a coffee from the machine in the amenities center (you used to be able to grab a cup (even during pandemic), now they're never put out)
- Can I use the outside shower before entering the pool? (no, it's broken)
- Can I use the cabanas? (technically yes, but really just as a layout chair since most of the shade banisters are missing)
- Can I walk around the outdoor spaces without worrying about tripping or stubbing my toe? (no, several boards are bowed up)
- Is it easy to dispose of pet waste? (no, there's two doggy stations for the entire complex - which are rarely emptied)
- Will I be able to hear every foot step my upstairs neighbor makes? (yes)
- Will I hear car alarms 7am-7pm Mon-Sat? (Yes, the dealership uses the alarms to find cars in the parking lot they're going to service for minutes at a time. You can hear them clearly from the pool, so any south facing apartment will probably hear them as well.)

Amenities may not be your thing and therefore these questions may not mean much to you - however it shows what the abilities of the management staff are. Things were good-ish for a while, but per the question line-up above management seems to be riding the coattails of inheriting a brand new complex.
