How Is This Rating Determined?

No emergency maintenance on site

They use outside vendor to handle emergency maintenance calls. You can only talk to the answering service that are not in Massachusetts. They will be very rude and sometimes hang up on you when you are not very pleasant to talk to because you have an emergency issue, like pouring brown water from your ceiling for over an hour. The only thing they will do is leaving a message online and they will take care of it on business hours.

Stay away

They rent to students who use it like a college dorms. Then they give lip service when you have to submit noise complaints every weekend.

Mean staff who will make your live a living helll

Poorly managed property. The ladies in the office DO NOT care about the well-being of their tenants.

I woke up twice with my car disappeared in my reserved parking in the garage. They don’t tell you if the car was stolen or towed. I had to go through the stressful process to find out that the management team have it towed. Reason? One time for the mistake from concierge, the other time because my permit which was in the car was the old one. So instead of email or calling me. They just tow...
the car as a punishment. An email or notification of some sort will be nice telling me the car was towed after. But no, they keep you hanging, worrying if the car was stolen. I called and ask if there is camera installed in the garage, they said we don’t know.

Besides this, hot water problem in the middle of night, or no water at all for 1 day. It is so hard to live here...????

I'm sorry to hear your experience. Our community has a towing vendor who monitors our parking. I'm not sure about the mistake made by our team. Our community notified residents about the new parking permit. The towing company does not wait to...
contact the owner of the vehicle, if the vehicle is out of place or doesn't have the proper permit displayed then they tow the vehicle. The tow company cannot track down every owner of a vehicle before they tow. We have a tow company monitor the garage so we make sure there is plenty of parking for residents.

Complete Disappointment

Live here at your own risk. Here's why:
1. There is no proper guidance from management on proper handling of packages and deliveries. Over the last year I have had 6-8 packages (some with significant value) never delivered and had to dispute these deliveries with UPS, USPS etc. If a package is too big it is dumped in the back and all tracking is done on paper. With the turn over of front-desk staff information gets lost and no one is willing to assume responsibility.
2. If you park in the back,...
there is no camera so if damage is done to your vehicle you are out of luck. Throughout the year, management will sell more spots than are available in the back resulting in overflow and residents inventing spots where they please. There will be some that do this all year causing a hazard to others. My car was bumped twice in the back lot in the last year.
3. Be prepared to get second hand smoke from every hallway you walk through. While it is a "non-smoking" community as of the middle of 2019, many residents have yet to sign the new lease and arguably many residents (very specific apartments) smoke so much the hallways are infused with the smell.
4. Upon move-in we had to create a dozen service tickets until all issues were resolved. This is not a negative reflection on the maintenance staff as they dealt with all issues within 24-hours, but know that the illusion of quality and the actual quality of items will vary significantly.
5. Management will regularly ignore emails (with enough recurrences that it will appear intentional). I agree with many of the other reviews that in general the management of this community is completely useless to address any genuine issues.
6. Beware of the trash situation, there is no trash compactor on-site and trash is very rarely removed. Additionally, the multitude of lazy residents results in the trash room always being overfilled to the point where entry into the room is no longer possible. Plan on buying yourself a pair of shoes just to visit the trash room.
7. One final thing on packages - 24-hour package service is not actually 24-hours. The lobby will lock itself around midnight with no possible access (only way to get out is through the front).

In conclusion, if you're going to look for luxury, you won't find it here. You'll be sold on the illusion of luxury and may ultimately end up disappointed.

Choose Wisely! Fees! Fines! Penalties! Threats from onsite management!

Do yourself a favor and consider somewhere else.

I am a senior executive for a major consumers good company a mile from their complex who pays $2800/Month to rent at this location.

As a current resident who moved in December 1st time frame on a 6 month lease, I have already turned in my move out notice. Everything associated with the complex is combined with a threat from management. Threats of Penalties and fees follow every rule or every mass email they distribute to the community...


Pay rent prior to the 1st of the month or there will be a penalty fee.

Move your car in the back parking lot early on a Sunday morning following a Saturday evening dusting or your vehicle is subject to being towed.

Sign up for automated concierge lockers or there is a $500 fee.

When I called their corporate office to speak to someone regarding the continual threatening that follows every request, they resident relations manager, Annette, said "We have to treat all residents the same." Apparently getting more bees with honey instead of vinegar is not a phrase this overarching management company has heard of in the past.

They claim to be full service but simply look out for themselves. All they provide is a roof over your head and even that leaks, so watch out. The windows and doors are drafty and cold through the winter. Hallways are loud. Walls are thin.

My organization, who employees 400 people in the Newton area, was looking to possibly partner with them as we are moving even closer to this property within the next year. At my recommendation, Human Resources has shifted direction with the properties we will recommend for relocation considerations.

I hope you find this review eye opening and potentially helpful. Please choose carefully prior to choosing Charles River Landing or any other UDR properties
