The rating of Poor it still too high for this property. First, the units are NOT luxury. They are old, well used, and poorly maintained. Appliances need to be replaced. If you report a problem with one (I have had issues with my washer, dryer, garbage disposal, and oven), the issue will not be resolved. Swapping out appliances from vacant units is the way issues are "corrected". You just get another dilapidated appliance that you have to work around in your daily life. Management is... non-responsive and dismissive of any concerns. They require multiple contacts and visits to the office to address any issues or concerns. Work orders are seldom completed timely and also require multiple contacts. If you do move here ... READ YOUR LEASE... and make sure CAPANO is not violating it. This was a great place to live when we moved here in 2017. But ever since the new Capano management took over, this place has turned into a dump! Constant staff turnover. Months, if at all, for maintenance issues to be resolved. Lawn care is hit or miss. Rude staff.

We have lived in 5 different states across 15 years prior to coming to live in Maryland and at Ponds Edge. In that time we've seen a lot of bad apartment complexes, but I can say with certainty that this is the worst place that we've lived.

On the day we moved in our laundry was not working, an entire bathroom's plumbing was out of commission, and our roof had a serious leak. It takes months to get an acknowledgement for even basic maintenance tickets, and weeks of calling the office to get a... response. Even then, the office will smile and placate, but never actually resolve issues. It took over 3 months and multiple complaints o the corporate office (Capano Management which recently purchased the property in January 2023 before things decidedly went downhill) to even get someone to look at the bathroom and laundry. 6 months later we still sleep on the floor in the living room every time it rains because we are unable to use our bedroom due to constant dripping water out of the ceiling and light fixtures. We had to get the city code enforcement office involved to even get them to begin pretending to fix the multiple roof leaks.

The unit layout and landscaping are nice, but ultimately it isn't worth living in a place with such serious issues, poor maintenance, and ineffectual management. Please do not make our mistake and choose somewhere else to live. Read More

I have had to contact the county and move before the end of my lease. I have had a hole in my ceiling for the past 10+ months, this hole spews brown liquid every time it rains, is separating the wall from the ceiling, and has spreading BLACK MOLD. I have reported this to the property managers and maintenance with video evidence of it getting worse every month. Do not live here, NOT safe to live!

Worst customer service. They dont seem to care about their clients. They say they are gonna do something and let you know and they never do. You call them and they drag it another day.
