How Is This Rating Determined?

Don't come here!

I'll keep it brief, believe these reviews about the noise. You will hear everything from your upstairs and downstairs neighbors. If you report excessive noise to the office, they'll ignore you and won't respond or address the issues. They do not care about you. I work from home and am going back to school online at night. The loud partying, jumping off furniture, and slamming of the walls is really disruptive to my life. My dog is afraid of this place, I can't focus on my work, and am constantly... on edge. Looking to break my lease ASAP unless something changes for the better.

do not live here!!

I would not recommend living here, but I am going to keep my review of this place as objective as possible to give future tenants a realistic idea of what living here will be like in case this is the best option:

We moved in at the end of August to a renovated 2 bedroom apartment. The renovated kitchen was very nice and functional, with a lot of storage and counter space. The stainless steel appliances were very nice and seemed to be rather new. As for the rest of the renovations, the carpet...
was not nearly as soft as what was shown on the tour; it felt rough and was very dirty upon move-in, so seemingly not new as advertised. The whole apartment, actually, required a thorough deep clean, and despite using an air purifier and smoke deodorizers , it constantly smelled like musty old cigarette smoke.

The people that live in this complex are not very friendly; nobody says hello to one another, nor are they very considerate of noise. The buildings are very old, and we could hear every noise our upstairs neighbors made. While noise is understandable in every apartment living situation, the noise in our unit was objectively LOUD. Footsteps and wrestling rattled picture frames on the wall. Overall, this is not a friendly, peaceful community and I would not recommend this place for those who are sound-sensitive, or have newborns or sound-reactive dogs.

We did not have any problems with bugs or rodents, despite living on the first floor, however if we had stayed any longer I’m sure we would have. Cracks and fissures started to form in the paint and around the baseboards/load-bearing beams (which honestly makes me question the structural integrity of these aging buildings…). The dumpster was not regularly emptied. I’m not sure if this had anything to do with the literal dumpster fire which occurred on New Years Eve, but at one point trash was not removed for nearly two weeks.

The employees at the leasing office were somewhat helpful, but they could have done more. We made several noise complaints, and some employees were more helpful than others. Big shout out to Jes, the assistant property manager, for being responsive to emails.

One positive aspect of living here was maintenance: they were great, and very responsive! Our AC unit broke and needed to be replaced during one of the heatwaves this past summer. Maintenance was out the same day and installed window units. We also had a clogged drain, and they responded promptly.

Honest truth from a resident

Man, Kenilworth at Perring Park has really gone downhill since I moved in in 2015. I'm glad we bought a house this year because I couldn't live another lease term at this complex. The new property manager and office staff are useless. If they don't feel like responding to your messages, or if they don't like your question they just won't bother responding. I've tried contacting 3 separate times about the same thing regarding our move-out process. Whatever. Between loud, obnoxious neighbors,... poorly renovated (and extremely inefficient) apartments, random maintenance visits, you name it! They really threatened to fine us because our balcony "had clutter on it" while we were in the middle of packing and moving, and they knew it. This was not even a week after ignoring the emails mentioned above. Never missed a payment in 5 years but are quick to try to suck money out of you anywhere they can. I can't wait to be done with this place for good. If you guys really want to justify the prices you're charging now, some things really need to change.

Floorboards are squeakier than a haunted house

Since the pandemic your neighbors spend a lot more time at home which shouldn’t really be a problem but the floorboards are so squeaky and loud you hear every move they make and I’m on the middle floor!! The worse is having neighbors that walk all night and all day with the loudest floorboards ever it’s like you can never be at peace. I honestly feel bad for the person below us because I can hear our floorboards squeak as we walk too. I hate coming home it’s just always loud and agitating every... minute I am home and my neighbors are home. Another thing I didn’t notice until I moved in, was there is only one outlet on the whole countertop in the kitchen. It makes it a hassle to cook because I have to move the microwave every time I need to plug something up or sit something on the counter. Maintenance do a sloppy job on anything they touch if you pay attention to the outlets and light switches or anything attached to the walls none of them line up flat with the wall it’s very sloppy work for the money we’re paying. I honestly consider breaking my lease every time my neighbors wake me up from walking on the squeaky floorboards. Don’t move here!!

The honest TRUTH

If you like living with MICE then move here ! The leasing office knew it was mice here they put traps down before I moved in and the guy who help me move here LIVED IN THIS APARTMENT, so as he was giving a tour he knew this apartment on Townhill road had a mice problem , I have a baby and I’m afraid to sit my baby down on floor without worrying about the crazy mouse problem , I keep my apartment 100% cleaned since I moved here in August I caught 5 MICE !!!!!!!!!!!!!!!!
