I have been at this property now for almost 2 years and I have yet to regret the decision to move here. As a senior, I feel very safe and secure and am very pleased that my encounter with the maintenance and office staff has been a pleasure. The fact that our Property Manager and Leasing Consultant are always available and approachable, makes it even better. Our Property Manager consistently makes rounds throughout the entire property and is very caring about the residents here. I'm... impressed with how fast maintenance issues are addressed and cannot state enough, that this property is operating smoothly and professionally because the top CARES! Thank you, Cove, for providing such a great place to live!

An Extended Family At Your Fingertips
We have lived in this complex for 3 years and it is hands down a great spot. The location is great. The amenities are great. And, the staff is great.
Garage parking is awesome, great sidewalks for a great walk (or run but why?)-about 1.5 ml round trip to the end of the street and back (we use the side neighborhoods, which is perfect), dog park next door, pool & grills on the roof with a tennis court & the remodeling has given this spot a face lift that’s well received and perfect.
I... mentioned the staff but I want to mention it again. The Baltimore community is wretched when it comes to customer service, so when we come across great hospitality, we want it highlighted.
From the Leasing Ladies to the Maintenance Men, you’ll find attentive, engaging, kind faces to represent this smaller community who will go above and beyond as best they can to take care of you (don’t go overboard here. There are obviously things they aren’t able to do bc the request is too extreme but if it’s within reason and they can, they will).

DO NOT MOVE HERE - STAY AWAY!
Laramar and the Overlook at Woodholme provide the DIMMEST, LAZIEST, RUDEST “Management” Staff EVER. Within a month of Laramar taking over the Overlook at Woodholme, (formerly the Excalibur - Managed by Buzzuto - Another TERRIBLE management company), the place CRASHED HARD. (As if it couldn’t get any worse.) The lousy service that Bozzuto provided, all together ceased when Laramar took over. They refused to clean the trash and animal feces out of the elevators. (They said they were only supposed... to clean the elevators twice a week - the residents requested twice a day – the office refused.) From a residents perspective, animal waste, as far as just about any other form of trash - INSIDE AND OUTSIDE - is acceptable at Laramar. If you called too much and ask for too much, they’d just hang up on you anyway.
On July 4th 2015, my family came home a little after midnight. ALL of the buildings security cameras were broken, inside of the building, as well as in the parking garage, and NEVER REPLACED. Woodholme and Laramar REFUSED to replace the cameras, and also, REFUSED to REPAIR two of the broken entry doors. These doors stayed wide open at all hours, and management REFUSED to close the doors and REPAIR them. Residents had called the Laramar main office many times on this issue, as well as all of the others mentioned here, in regards to animal waste, filthy elevators, graffiti, and crack pipes and syringes being found in the alleys between the buildings, and nothing was done… EVER. The strange thing is, with at least a dozen cameras, they didn't manage to get ANY video of the destruction that occurred - weird.
If you are desperate enough to live there, (we are in the area for employment ONLY), don’t move into an apartment facing an alley. Crack pipes, syringes, and kids yelling and screaming at all hours are the norm. Management WILL NOT lock the alley doors, and WILL NOT address the lower-life form of tenant that they seem to want to attract. Why were the cameras broken and never replaced? Someone hiding something? It all seemed fishy to the residents, but again, no help from management whatsoever.
It’s no secret that Baltimore is among he RUDEST and DIRTIEST cities in America, and somehow the DIM, LAZY, RUDE management staff from Laramar, are experts at being able to bring the Baltimore experience right up to your front door, and into the building. A serious warning here... STAY WAY.

Building not secure. Doors are constantly open. Locks are not fixed . Halls cold and drafty. Need a winter coat to walk outside of apartment in the hall. Exercise room equipment not repaired. Office staff says it's "out of their hands" not I will check into status. Will be out when lease expires. DON'T MOVE HERE. It is not a luxury.

Thank you for your review. I am happy to tell you that Overlook at Woodholme is now a Pinnacle Property and has a new staff. We recently installed new fitness equipment and even turned on the heaters in the hallways for the winter temperatures. The... new secure access system is in place with cameras and fob access at all exterior entry doors.

Downhill since this management company took over!!!
This is my 6th year here and although not perfect before, it was a pleasant friendly community. Since the current management has taken over it is completely different ... I would not move here and will leve as soon as my lease ends
