How Is This Rating Determined?

Unsafe with better options in the area

I'd like to begin by commending the building's excellent quality and the exceptional work of the maintenance staff. However, I've noticed that the Lansing river trail has become increasingly unsafe over the past few years. The building has experienced frequent police interventions, and there have been several instances of violent crimes nearby, including a shooting during my time here.

The homeless situation in the area has been deteriorating. Residents on the ground floor, including people I...
know, have encountered homeless individuals approaching their doors and attempting to gain entry. Recently, there was a squatter in one of the vacant apartments. Despite multiple residents reporting the issue to the front office, this individual remains there. While security cameras and a hired guard have been implemented, they haven't had a significant impact on resident safety. Consequently, there is a growing sense of concern among all residents.

Although I acknowledge the efforts of local churches and the LPD to assist those in need, I've observed a steady decline in the area's condition. Given the current state, I wouldn't recommend these apartments to loved ones, even at a reduced price. There are alternative luxury housing options in the vicinity that might be worth exploring until the Property Management demonstrates a stronger commitment to security and community well-being.

It's disheartening since the location offers convenient access to downtown. However, newer buildings in the area could provide similar benefits. For individuals such as young professionals, graduate students, or prospective parents of residents, I strongly advise considering other options. Your primary concern should always be your safety.

Highly Recommend!

I was one of the Marketplace's first tenants. I lived in a super cute studio apt overlooking the river for almost 18 months until I moved out in August of 2016. The staff at Marketplace was always available to help me when anything went wrong—whether I locked myself out, had a fight delayed and needed someone to check in on my cat, or to fix a leaky window (in a new building there were a few things that needed to be fixed here and there early on). The maintenance staff was top class,... knowledgable, flexible, and most importantly FUN! Any time the staff entered my apt they would take the time to great my cat and catch up with the details of my life and share stories of their's. It was like a real community. Speaking of community--I just so happen to live across the hall from a guy that would eventually become one of my best friends. Weekly trips to Lansing Brewing Company and summer evenings on the patio at the Beer Grotto were ritual! A group of us Marketplace residents became regulars at many of the local establishments! When I got relocated to Chicago for work with a few months left in my lease (that I was planning to renew for another 18 months), the staff in the leasing office did absolutely everything they could to accommodate me and we were able to come up with a creative solution that allowed me to painlessly transition to my new home/job in Chicago. I would recommend Marketplace Apts and the Gillespie Group folks to anyone—especially young professionals looking to live, work, and enjoy life downtown! If you are thinking about it, stop by and check out a studio today!
