I would second guess this place

I’ve been here for 9 years so there’s a lot to say about property. I’ve been here so long because of the school district, which is great, but the property and management is very poor and parking is impossible on top of abandoned cars left out for months on flat tires and broken windows. Last month they took out an extra $1000 out of my account for rent and now it’s time to pay again I still haven’t received a check or a call back, not one call back, it’s been me calling them and they won’t give... you a number for corporate office, ever. Prior to this situation management canceled my carpet cleaning due to cleaning company, never received a call back. So months later I try to schedule a cleaning and they lied about why carpet wasn’t cleaned in the first place and then said they wouldn’t clean carpet until next renewal. Management was very argumentative vs just being accountable and taking care of whatever needs to be taken care of. Also, Basement floods EVERYTIME it rains! Landscaping has been horrible. Apartments do have nice 3 bedroom layout but again quality of property and management is very poor!

We’re very sorry to hear that parking has been a source of frustration for you. Unfortunately, parking at our apartments is on a ‘first come, first served’ basis, and we cannot always guarantee the availability of conveniently located spots. Do not move here

Apartment maintenance could not be worse, every time I call regarding my AC I'm told there is nothing they can do. I was many times hang up on and screamed at by the disrespectful man that works on the leasing office. Not worth the price, not worth not even $200 rent.

This place is garbage.

This place is garbage. Bugs have been coming in from everywhere even though we pay for pest control on a monthly basis. Stink bugs, centipedes, and even worms. Everything has been painted over so many times that the walls are gritty, peeling paint and paint drips everywhere, on the carpets, floor, even the toilets. Kitchen cabinets are so old that if I ran my finger over the shelves I would get splinters. Someone put contact paper on the shelves and they just peeled it off leaving all the sticky... residue. Not to mention random sharp screws sticking out. Open the drawers and sawdust drops into the bottom cabinet all over my pots and pans. Concrete is completely cracked in the backyard and where they tried to bandaid it has completely cracked and fallen apart. The fencing is so old and discolored, and everyone's old fencing is leaning and held up by 2x4s. Our toilet clogged several times for no reason. It took them 3 times to finally fix it correctly. They tried to cover up rust in the sink when we moved in. Called Maintenance to fix and they covered it up again. When they finally replaced the sink it was just another old one with chips on it. The caulking job was horrendous. I can't believe these are career maintenance people. Absolutely no care has been put into this place. Mirrors and light fixtures in the bathrooms are chipped and rusted. We had to put down our deposit before we were even approved to move in which I've never had to do. These places need complete remodels but they just try to put a bandaid over everything because attempting to actually make these places decent would take away from their bottom line. I could spend the rest of my life trying to clean this place and it still wouldn't be clean.

I’m happy to call Warson Village my home!

Many building improvements have been made.
People should know Warson Village is a great place to live. I've been here 2 months and have put in several maintenance requests most very time consuming. Maintenance department is attentive and do a great job, all my request have been addressed and resolved.
Very happy with Leasing Manager Dianna, also, Rebecca that's in the office is wonderful to interact with as well.
If you're looking for a great community to live in take time to look at Warson...
Village, you'll be happy you did.

MOVE OUT WAS A NIGHTMARE!

Make sure to review the contracts and get what you can in writing and hold on to your copy.
Upon walk through, they do it while you are not there, after you move out. So what they say goes and they WILL charge you!! Take photos!!! They charged $50 to pick up a couple skittles apparently there were in the corner. The carpet was already 5 years old and they said they had to replace the whole carpet and billed us for it! Doing the walk through with them was not an option so they just charged us...
through the roof for ridiculous things.

They also make it literally impossible to get a hold of anyone above the manager. It is very strategic. They don't allow the release of supervisor information. We had to submit to the Better Business Bureau and Attorney General. Took months to reach someone, only via email and they were no help.

Also, lived in town home by the pool. There were constant flood issues that were not handled professionally or quickly.
Staff is very unprofessional. They are constantly outside smoking. Units are old and creaky. Very loud with business trucks next door. There were drug and theft problems. We were only there 1 year and couldn't wait to get out!!

For the money, go somewhere else!!!
