How Is This Rating Determined?

DO NOT RENT

I have lived at this property for a year and a half and it has been a horrible experience. Do NOT move in here unless it is literally your only option.

The woman who originally rented to me was great but since then they have had new management that has let the property go.

My building specifically has had numerous flooding issues including the carpet on the main floor that continues to grow mold after a pipe burst, and the laundry room and surrounding carpet that floods almost weekly. The...
laundry room is trashed most days and the walls have black mold growing.
When the pipe burst they ripped open the wall and then left it that way for almost two months until I attempted to call the health department but they fixed it Just before their legal window closed.

I have seen a cleaning person to clean the buildings about three times the entire time I’ve lived there.

I have also put in numerous work orders that are suspiciously closed and marked finished although they were either partially or not at all completed. Including my mailbox being broken and mail possibly stolen. The work order was approved even though it was not fixed and multiple other boxes are also broken.

People also continue to trash the pool that has been closed more days than it has been opened, not being opened until about two weeks ago.

People also like to shoot off their guns and there have been many broken locks on the building doors.

I am currently trying to get out as soon as possible and would not recommend anyone to move in there.

Car stolen and poor maintance

The Maintenace is slow or non-existent. I have been without a functioning bathroom for over a month. Advise management that I was going to gyms to shower myself and my children.

Homeless people coming into our secure buildings sleeping and living in the hallways. Neighbors plugging extension cords into the hallway plus because their power is cut off.

Car stolen from property, found out multiple tenants have had their cars stolen and management never mentioned or notified us. Also, they only...
have cameras for their office space. No secure parking available.

Lastly, in less than two years rent increased by over $250!

room for improvement

The location isn't bad. The trees are great. Staff do what they can, I suppose. Unfortunately, however, not a big fan of Orion Property Group for several reasons, and the significant rent hikes the past two years have been sobering, to say the least. It's not a quiet nor peaceful location. Lots of sirens with the police and fire depts nearby. Increasingly, more volatile domestic disputes on the property, which are not only loud but concerning. There appears to be more litter. Have had ongoing... issues with lack of hot water and hot water pressure since the "energy efficient" water heaters were installed a few years back. You often find yourself standing at the kitchen sink or standing in a cold shower, waiting for the hot water and pressure to return. Doesn't seem very efficient--not to mention, very unpleasant. Weekly cleanings of the common areas have been scaled back now to only twice a month, and there appear to be less considerate tenants who pick up after themselves. Before Orion took over, Holmeswood was transitioning to smoke-free buildings, but Orion apparently changed that. Often, my apartment now smells like cigarette smoke and weed. I have nothing against either vice. I used to be a "considerate" smoker. It would be nice --very nice--not to have to endure this within my space. I'm glad I don't have children that would be subjected to this. It would also, be nice not to see cigarette butts strewn everywhere on the property. Seems like both smokers and nonsmokers should be given equal consideration... something I sincerely hope Orion will look into more closely. This review wasn't written to be vindictive or sarcastic, but to offer a perspective from one concerned and disappointed tenant. I know inflation has had far-reaching impacts across the board for everyone, but it seems in the last couple of years or so, value and even moderate satisfaction for what you spend has eroded considerably. I gather many apartment complexes have solicited tenants for good reviews in exchange for a potential reward, so I would suggest for prospective tenants to look at reviews critically when deciding where to live. Personally, I wouldn't need to be asked to give a great review, if indeed that was my experience; it would be my pleasure.

Don't waste your time

When I first moved here I loved my apartment and how it was being ran. Maintenance was on top of orders and it was easy to call and get questions answered. But since this buyout, its all gone downhill. Windows lack installation, hot water constantly goes out and is being worked on, maintenance requests aren't being filled and on top of that, they are raising the rent $200. I urge you to not waste your time here!
