Awful

Not good- Dog poop all over the community, illegal cars without license plates are allowed to take up all the parking spaces and sit there for months on end. I know for a fact in the lease it says cars must be up to date with tags and plates on them, yet management does nothing about it. Moving trucks are always parking in the middle of the street or parking in a parking spot and letting the truck hang into the street so no one can get around them nearly causing accidents a handful of times.... Management only cares about rent payments and thats it. If you have a problem arise, good luck getting it resolved.

Just ok

Office staff isn't the nicest...especially the property manager. I have not had good experiences with her. The apartments are falling apart. Maintenance does not actually fix the problems, they just temporarily hold them together until it breaks again and you have to put another request in. Not worth the money.

Need better enforcement of lease restrictions and maintenance

I have lived here for a while now and honestly; I use to love it. Over the previous year the complex added 100+ new apartments and did not add any noticeable staff to assist in maintaining or enforcing regulations. They have started slacking on making sure the tenants clean up after their animals, which is also a city ordinance. There are several tenants with animals that are over the weight limit or not reported to the office at all. The area under the stairs is utilized for storage by some... tenants, which is also restricted by the fire department. If you complain, they will send an email to the tenant. If you complain again, they will tell you the issue has been addressed. I don't know about you, but I am pretty sure most tenants don't open the emails. They do very little regarding noise complaints and allow up to 3 animals per unit. This is fine. I love animals, but I don't want to hear your 3 dogs barking all the time. If you have restrictions in your lease and you don't enforce them, then you are in breach of your own contract. If I don't pay my rent, they will ask me to move out, I am sure. The lease rate is reasonable, but they started increasing rents when they completed the new units. The apartment layout is almost perfect. I loved everything about this complex for several years and I am sad that I might have to move due to poor management.

Overall, Would NOT Recommend.

PROS: Nice walking trails, helpful and friendly maintenance staff, amenities were a draw for us initially (pool, gym, etc.) but unfortunately they never opened up the pool during the time we were there due to COVID. Nice area behind garages to play with my dog.


CONS: Mainly writing this because the move out process was a nightmare! When completing the final walkthrough, Waterways staff assured us on multiple occasions that the apartment was in great shape and any minor repairs would be...
covered by our deductible (meaning carpeting, blinds, etc.). We had even told Waterways employees that we would do the repairs on our own or get carpets and flooring professionally cleaned so we wouldn’t have to deal with getting charged a higher amount later, but again, they assured us on multiple occasions that we had nothing to worry about. A month later, we received a $985 bill in the mail requiring us to completely and fully replace the carpeting, carpet pads, and labor as well as replace the blinds that go on the sliding door (these were the big things, there were other minor add ons that we did not expect). By this time, they had already moved in another couple into our old apartment and provided no proof of the damage that caused them to do the “repairs”. We tried disputing this but our account was sent to collections where my credit was put in jeopardy.

Walls/ceiling is extremely thin to the point that I would actually be able to hear conversations people were having on occasion.

Parking is TERRIBLE in many areas. Where we were was not as bad as other places, but if you would get home past 5 pm or 6pm, you would be walking quite a ways to get to your apartment. This was very inconvenient when bringing in groceries or when others had guests visit. I finally ended up getting a covered parking spot after about 8 months of living there (we were only there for 10 months). During those 2 months, I had more door dings on my car than I have ever gotten in the last 5 years of owning it and my reserved spot was taken by someone else multiple times all evening and nothing was done about it by Waterways.

Worse place ever

Pros:
Area was nice
Near the highway and stores
Apartment space was clean

Cons:
BAD MANAGEMENT
Said there would be no extra money due after moving out, till over a month goes by and we get a bill for almost $1,000.
Majority of the apartment space was clean but there was lots of dog poop everywhere you went. Streets, sidewalks and nobody picked it up in the grass. Very gross.
Trash bins are always full
Electricity goes out all the time
People speed throughout the streets and loud parties almost...
every night

I will never recommend anyone to go here, not even my mother in law.
