How Is This Rating Determined?

DON'T believe the hype!

Don't believe the good reviews. They probably haven't had a maintenance issue yet.

The maintenance is ridiculous. At first, they make it seem as though they are nice and responsive. Then, when you have a problem it turns into, well, there's a line or it's not really that important. No AC in 90 degree weather and no heat when it's below freezing is an emergency. Both of these things have happened to me multiple times and each time, I get looked at and talked to as though I have no reason to be...
upset. There are bugs (i.e. water bugs and spiders). I told them and apparently, even though I pay for regular treatments, I don't get any until I ask for them. Make that make sense. I asked for the treatments and Maggie told me I was lying and never asked her for regular treatment.

There's no point in calling the emergency maintenance line either. My electrical panel over loaded and was sparking and smelling like burning. I called and nothing. I had to leave work and go to the leasing office to get someone in there to fix it. I called corporate and all they did was give me another number that, you guessed it, no one answers.

All this went downhill after renewing my lease. I have leased apartments in Durham for 10 years and I have never dealt with such a horrible bunch of office and maintenance staff. The end of my lease cannot come soon enough.

Not Terrible, But Has Room for Improvement

You kind of get what you pay for here. The folks in the office are really, really nice and helpful and I know they work with what they've been given.

There definitely have been a lot of upgrades and work done. The issues that they do have (trash problems, the pool with algae in it and a weak filtration system, roaches that come out when they spray, a mail center that occasionally smells of urine) are mostly existent because people here don't seem to complain about it. I feel like they have...
bouts where they're trying really hard to make things nicer and then complacency sets in. Buy like I said, I don't blame the employees who work here. The maintenance guys are great and very friendly. The office folk are beyond great.

Good to Great

I work at the nearby Sun Trust Bank. I have been at the property for just under 18 months. I love the fact that I can walk to work and through such a nice neighborhood. The new owner and management company have really put a lot into the property. I still have one of the not yet updated units, but I hope to move into one of them once it is ready. New fitness center is great and the pool area upgrades were more than a necessity. I have looked at pricing for a new unit, and I can’t believe... how nice they are for the small increment in rent. I’m also anticipating a raise at work, so 2016 is going to be win win. No complaints.

Good Value

My fiancé and had just about given up on our apartment search just before stumbling upon the community while making a last minute stop at the adjacent Kroger prior to a coworker’s BBQ in the nearby neighborhood. We are getting married in the fall and want to start a family right away, but want to save some money by renting over the next year. We did our homework and read the online reviews, but they were all old and in reference to the prior owner and the property management company that has... since been fired. We moved into a newly renovated unit in September and feel like we are getting incredible value for the price since literally all the desirable features are brand new. The new owner also put in a new fitness center, which will save us money on a gym membership. The pool-side furniture and lounge areas are also really nice and upgraded relative to other properties we toured. So far, we are very pleased.

Just rented a renovated unit and love it

I'm new to Seven Oaks. I'd heard there were issues here in the past, but it was such a great deal I decided to come check it out. Tammy was great and when she showed me around she said they had new owners who were working to really fix up the property.

When I got here, Tammy showed me the normal units and then showed me a new renovated unit. I took it on the spot. Everything in the unit is new (cabinets, floors, appliances, you name it). They're painting the new units grey which is great since...
its a really nice color that matches my furniture.

I've only lived here for about a month, but I see a ton of work being done to the property. I've had a couple small issues that I called maintenance on and they were over to fix my unit in no time. I read some old reviews that said they had bugs, but I haven't seen any and I'm a freak about bugs (most of the reviews were old that said that and I talked with neighbors before I moved in and all said no issues at all).

The commute is super easy for me (I work at Duke) so I plan to stay a long time. I even got a discount on my rent since I work there.
