HORRIBLE Experience!

I want to express my deep dissatisfaction with my recent apartment rental experience with the Palisades of Jacksonville. My stay in this unit has been extremely disappointing and ultimately unacceptable.

From the moment I entered the unit, I noticed a horrendous odor that filled the space. Despite my initial concerns, I was assured that this odor was the result of a previous ozone treatment to eliminate the pet odor from the previous tenant. Reluctantly, I decided to proceed with the lease...
agreement.

However, my disappointment grew when, after only two days, the odor worsened significantly and began to include a strong cigarette smoke smell. I reached out to the leasing office again, expressing my concerns, and was promised a second ozone treatment that they claimed would completely eliminate the odor. Unfortunately, this turned out to be an unfulfilled promise as the odor persisted relentlessly.

Given the lack of results, I requested a different approach and proposed cleaning the AC ducts, which was eventually carried out. However, the odor did not disappear and continued to affect my quality of life and, more importantly, the health of my younger child, who suffers from asthma and is especially sensitive to such odors.

Then, in an attempt to resolve the situation, the office agreed to my request to move to another unit. We visited the new unit, which had no unpleasant odor, and we agreed to relocate there. However, after two days of waiting for approval for this change, the manager at the time, Cindy, decided to visit my original unit and claimed that it no longer smelled like anything. As a result, she consulted with the regional manager, and the unit change was canceled.

This situation was deeply frustrating, and, given the circumstances, I had no choice but to seek an alternative place for the health and well-being of my family. The fact that, as a tenant, I had to make this drastic decision due to the lack of resolution to the persistent apartment problems is unacceptable. The odor still lingers in the unit, and upon moving my belongings, we noticed that everything smells like cigarettes. It's important to note that no one in my family smokes.

Furthermore, I am saddened that, as a result of their inadequate handling of this situation, they now demand a termination fee equivalent to one month's rent, when the responsibility for this situation lies in their failure to fulfill and effectively address the issues.

Great Location, Friendly Staff

I have lived here for almost six months with no problems. The maintenance is quick, the staff is friendly and genuinely care about their tenants. The community is in a great location for restaurants, major roadways, gas, and banks. It's clean and quiet overall.

Absolutely Perfect

I’m going on my 3rd month living here and it has been the most incredible experience. The staff in the leasing office are so nice and helpful. I moved here from almost 800 miles away, and when exchanging emails and phone calls with the leasing staff they were always extremely friendly and eager to answer questions and help in any way. Since I’ve moved in, they have been equally as helpful to get me settled and even helped me to learn my way around town and what shops and restaurants near are... their favorites. The maintenance staff is no different, always happy to help and very kind. Between the staff and neighbors, I’m sure to receive a smile from a friendly face any time I leave my unit. The entire complex is beautiful, the pool and cabana area at the clubhouse is breathtaking. I did see a few negative reviews and was shocked. The fountain in the front doesn’t work, but that’s not something that affects my living. Upon moving in and signing your lease, they ask very standard things of you for an apartment. They do ask that you not leave trash/trash bags outside of your unit and that you clean up after yourself in the communal spaces of the complex. While I haven’t lived here for very long, I haven’t had any issues or complaints. Everything has been absolutely perfect and the staff has remained eager to help and fast to respond.

Zero Stars.

Negligence and uncleanliness. Not only are the tenants ignored, they’ve also neglected to maintain the buildings and grounds. They took away the valet trash service, which was an excellent amenity for the tenants, and now many tenants leave trash bags outside their door (until they can put the trash in their own car and drive it to the dumpster theirselves) attracting things like cockroaches, and has resulted in a permanent stench in the air. The buildings haven’t been pressure washed in years,... allowing aggressive, filthy (not to mention loud) barn swallows to build their ugly nests on the balconies. Then, to top it off, they charge the tenants for being in violation of their lease for having a “poor level of housekeeping with respect to their balcony”.
There used to be palm trees and a beautiful fountain at the entrance and now the palm trees are dead and the fountain hasn’t flowed in years... The whole complex is depressing and unkempt and you’ll be one to pay for it.

Great Customer Service!

Ms. Lakesia and Ms. Quinn both did an outstanding job in helping me transition into the area. Extremely helpful and attentive in assisting me during my application and move in process. In addition, Ms. Lakesia has followed up on a regular basis ensuring things are going well. I would definitely recommend this place to family and friends.
