Great apartments!

Loved living here! Stayed in a one bedroom, then later on transferred to a two. Staff & maintenance were awesome! Clean, quiet, and great for families. Bonus perk, it has a super nice pool!!

Really old apartments

They throw band aids say they are renovating. The electric bill is through the roof because of 15 yr old appliances and no insulation. We pay $120 a month for electric in a two bedroom. That’s a lot. They refuse to fix things. I’ve stopped asking because it takes them 2 weeks to respond.

Worst place I've ever rented from.

I've lived in multiple states, rented houses as well as apartments. The quality of the place is ok at best. I could smell everything my neighbors did through the walls. The parking spaces are way too small. Cheaply thrown together apartments advertised as luxury or high quality. However I've lived in much worse quality. What completely kills this review is the current management. Money hungry, fees for everything, the rent itself is way too high for the quality you get. Your car doesn't... look good? They'll tow it. Also, I worked a job at the time of living there that I got paid on the 6th of each month. I approached management saying this was the case, but offered the give them rent checks dated for the day the money would be there and asked if they'd work with me (already having a good payment history at that point). Basically said they didn't care and I received a late fee EVERY single month for paying a day late. Also a friend of mine lived there and had turned in her required 60 day notice and moved out within 30. Her identity was stolen and all the money scooped out of her account before the last rent payment came out. When she tried to work it out with them, they didn't work with her and instead "evicted" her from the apartment nobody lived in so they could have made money by going ahead and renting it out, and proceeded to steamroll her with fees and threats of collections. Meanwhile she had proof of her accounts being hacked and proof that her bank was working to fix it so she would in fact get the money back. Of all the places I've lived, I have NEVER dealt with management like this. They're rude when you have a problem and wonderful if all you want is to pick up a package. I would not live there again and I would not recommend it to anyone. Plus there are lots of other places in Sanford where the quality of the apartments is the same or better for less money.

Thank you for your feedback. We take everything that past and present residents say and look at what can be improved upon. We do feel as though we have great quality apartments for the price for what is included which is our internet and cable... bundle. Our current management team works on policy and procedure, per your lease agreement, when dealing with monthly rental payments, daily property issues as well as resident move outs. When receiving a notice to vacate, all rent is expected to be paid as normal until the move out date approaches and we finally receive keys. Summary ejectment is only necessary when rent is not paid on time no matter if there is a notice to vacate in place or not. We do work with residents going through certain situations but our management team still adheres to your lease agreement. For past residents that do have outstanding balances, we do work with those people to make payment plans with our office before contacting collections. I do hope that you reach out to our office since you are a past resident to address any concerns that may have been left unheard from you.

This complex has big potentials, but the staff is holding it back from progressing

This complex has big potentials, but the staff is holding it back from progressing.

Pros:
*Rent is relatively cheap
*Right off of US1
*Gym with a few cardio machines is available

Cons:
*Staff is incompentent
*Rules are not enforced
*Included Internet is slow as molasses: about 5Mbps download speed
*If something is broken, it will remain broken even after they "fix it"
*Did I mention that the staff is incompetent?

great place to live

I lived here for about two years. Never had any issues. Maintenance was always nice & fixed any issues I had very promptly. The office staff was very nice & friendly too! I would recommend the oaks to anyone!!!
