How Is This Rating Determined?

Do NOT move here.

I’ll start of with the good stuff. The apartment itself is fairly nice. The wood floor is nice. There’s not much storage space. One bedroom closet and a laundry room and pantry but no other closets and minimal shelving. Underground garage is nice. This may be due to the fact that there’s little carpet so sound travels better but I can hear nearly EVERYTHING the upstairs neighbors are doing. I can hear coughing, running around, TV, etc. They may be exceptionally loud people, I don’t know, but if... you value quietude you’ll hate it here. You can constantly hear dogs barking as well. On the topic of dogs, there is regularly dog poop littered in front of the building. It looked horrible in the winter with the snow but in the summer you can’t tell as much. Also, people’s dogs regularly run around off leash. Sometimes management sends texts to the residents regarding that but that doesn’t necessarily stop it. I’ve been jumped on several times. The texts clearly aren’t enough for people to obey the rules. Too bad they didn’t have cameras installed in the hallways or something in case of an incident. Oh, and speaking of cameras, not too long ago a message was sent out that someone was throwing meat (why??) behind one of the buildings so management threatened to install cameras if it didn’t stop. Why not just install the cameras in the first place? Would keep the place more safe and more clean. Oh, and speaking of safety, when I first moved into this place (over a year ago) people’s things were being stolen out of the parking garage. That’s not all though, last November I had hundreds of dollars worth of packages stolen from the entryway where the mail is placed. There’s nothing management could do about that I suppose. People will let whoever in the building quite frequently so yeah, don’t consider your belongings all that safe. Now let’s talk about management. They are incredibly difficult to contact at times and don’t always return phone calls. When I first moved in the was a big hole in the bedroom door. Brittany told us a new door was being ordered and they’d contact us soon to replace it. Guess what? Over a year later, no new door. Same big, ugly hole in the bedroom door. Also, if you are trying to move and your new place requires rental history verification to approve you, Coulee Ridge will not provide that. Move here at your own risk.

Thank you for your review. It sounds like you liked your apartment, but found a few issues with neighbors, if we are understanding correctly. We value the feedback of our residents to assist us in identifying possible issues and focus on... identifying solutions. Our team is dedicated to providing great customer service and it is their goal to resolve any issues that arise. Sometimes animal owners are not the best caretakers of their animal companions as one hopes they will be. We employ a program called PooPrints to assist us with identifying those owners that are in violation of our animal policy in regards to waste, and follow up on any other policy issues reported to our office. We are able to recommend some great storage facilities, in the area, if one has more items then able to store in the apartment. We also recommend that our residents have their packages delivered to a location where someone will be available to accept (and sign) for the delivery. We all hear on the news about porch pirates, so making a good choice on where your packages are delivered can make a big difference in successful delivery. There are businesses like the UPS Store that offer package delivery, and holding, if you are not personally available to receive packages. We are checking into the door you mentioned, as we are now aware that the follow up was incomplete. Unfortunately, doors are one of those items that had procurement issues even before Covid, and we may have needed a little reminder on that item. Our apologizes as it was not our intention to miss this item. We recommend submitting a request for a pdf copy of your tenant ledger then sending that along with a copy of your lease and termination paperwork to your future landlord when Rental History Verification is needed. We do report evictions and overdue balances nationally, so those items will appear on future background/credit checks if valid. Thank you for choosing to be our resident. Kindly, IMM

Updated a review post move-out

They took roughly half our deposit for cleaning fees, which isn't the worst since we were expecting to not get much back given the other reviews. As for my full-opinion of Coulee Ridge: It's okay. Our upstairs neighbors caused nothing but trouble for us during our entire stay. They bought a drum kit, refused to not play during late hours, and when they came to our apartment, they screamed at me and my Fiance saying that if the noise is too much, we shouldn't have gotten a cat (the cat would get... nervous from the noise). When we spoke with management regarding this, they came to the conclusion that it was fine and that they "had to believe" the upstairs neighbors because they had been living there longer. As for the staff: I had some of the worst customer service experiences I have ever had when dealing with Brittany at Coulee Ridge. Any time we called to request maintenance or with a question, we would have to deal with a lot of attitude and sometimes we would have to call/email multiple times over a course of several days to get a response. There was a crack in the cooling coil of our AC unit, leaking Freon into the air making it so there was a weird smell anytime it turned on and when we reported it and requested it to be fixed, we had to send multiple emails because Brittany specifically told us: "Nobody else has complained about this." before even letting a maintenance tech look at it. The best thing honestly about Coulee Ridge is the maintenance man, he actually is kind and courteous to customers and doesn't just treat us like an "interruption" to their day.

The apartments themselves are pretty nice and we rarely heard our side neighbors, it was just our upstairs neighbors that we constantly heard. Also, the underground garage was broken into multiple times during our stay and we were informed that they did not have any camera footage for it even though there are cameras at every single entrance in the building. When this occurred, there was a property wide text sent out telling people "Please do not store valuable items in the underground garage" which kind of defeats the purpose of having an underground garage. I think the month we left they started installing cameras down there so maybe this will not be a future issue.

When we moved out, we specifically left an unused air conditioning filter in our laundry room that was given to us by the maintenance man but we were still charged for a new filter.

Once made aware of clerical errors on your move-out, our Manager reviewed your move-out charges and was able to make corrections, and send... notification of the corrections. We encourage all resident's to review their paperwork, and contact us if there are any possible issues. Unfortunately, It can be difficult sometimes for people to be courteous to their fellow neighbors no matter where they live. In these situations, we do try our best to mitigate a solution for all parties. Our underground parking is a shared resident parking area, and does not currently offer any (securable) storage. Ideal Location and Great Apartment

I have lived here a short period of time but it has been a great experience. The location in North East Bismarck is greatly located and can get about any where in town in roughly 10 minutes. The apartment complex is kept clean, snow is removed timely and the underground parking is wonderful. Management is great about pushing out updates and keeping tenants safe and needs met. I am glad I decided to go with these apartments over others in the surrounding area, it has made the move and transition... much less stressful.

Peaceful place to live

I just moved in and so far, it's been nice. The property looks nice and the underground garage has an elevator which made moving in easier. The neighbors are quiet and everyone is polite and keeps to themselves. As far as the apartment goes, it's what you'd expect for what you pay. Can't complain.

Love Coulee ridge

We have been here for about 2 years and we love this apartment they are thoughtfully lates out and maintenance and management are very helpful when we have had to reach out to them and they have a dog park for those who have dogs!
