From the perspective of a UNO student who lived here two years...
Pros:
1. LOCATION - literally this spot is amazing as a student, you live right of the bike trail and it takes 10-15mins to bike to dodge campus. Additionally, the trail is amazing for walking your dog and can be incredibly scenic with all the wildlife.
2. DOG FRIENDLY - I thought the dog areas were spacious and I liked they had two to space out the needs of the two buildings.
3. APARTMENT LAYOUT - I really hate paying for "dead space" in an apartment, and I felt that the amount of storage in... the apartment and layout really aloud me to use all the apartment.
Cons:
1. PARKING LOT - spaces are very tight and sagging down in places where tires sit. Last summer/fall they said they were redoing the spaces and I got really excited. However, that turned out to be just crack repairs and resprayed paint. Really needs to be fully re-asphalted.
2. WATER SHUTOFFS - for some reason, there's a lot of water emergencies in my buildings? Never in my own apartment, but oftentimes water gets shut off to fix the issues without notice to building tenets. When switched off, you may not have water function for a solid morning or afternoon.
3. LITTLE FEES - water, sewer, and trash fees can add an additional $20-30 dollars every month on top of the rent. Also, note if you want a shortened lease or month to month option you will pay more, but that is pretty standard.
Things to note:
1. ALL DOGS WELCOME - I love that this place is pro-dogs, but I think its important to highlight that it seems almost any type of dog is allowed to be owned here. I have seen pitbulls, huskies, large mix breeds, and great danes. Some owners in the building don't leash their animals when they take their dogs out, and it puts small dogs in potentially dangerous situations. If that is not your cup of tea or maybe you want a place that is small dogs only, this may not fit for you.
2. BUGS - the bug issue has gotten better here since they implemented a pest control fee every month and honestly I don't feel this is fully on the apartment as we live next to a creek and back to some trees. So, be prepared to see some bugs every once and a while, but I promise its not as bad as it once had been.
3. NOISE LEVELS - If you are wanting to live somewhere quiet, this may not be the space for you. The apartments do an okay job shielding neighbor noise at normal levels, but if you get stuck next to either a loud couple, yappy dog, or crying baby, you are going to be very aware of that person's presence.
