You've been warned
I don’t even know where to begin… I’ve been a resident at Avalon of Florham Park for nearly 3 years now, and unfortunately I have far more negatives than positives to say about this community. There have been numerous, significant maintenance issues including (but not limited to):
Unit 1:
- Repetitive (3x) bathroom water leak that damaged ceiling of my kitchen due to improper caulking/sealing
- Air conditioning never ran at optimal temperatures due to leaking coolant (never fixed)
- A washer... leak that caused extensive water damage on all 3 levels with mold and smells throughout the duct system
- Broken garage
- Unlevel/warped interior flooring (enough that it actually caused me and my SO to trip a few times)
Unit 2:
- Garage had an active water leak twice, which caused damage to my personal belongings
- Dangerous black mold from the water leaks, which were independently tested and verified by an accredited lab
- No central air for over a month now due to another AC-related leak. Their maintenance team provided window air units that can’t keep up in NJ summers and resulted an infestation of bugs inside while I wait weeks for a part to come in for an antiquated 25 year old air conditioning system.
- Dozens of smaller issues
Management refuses to own any apartment issues and attempts to deflect blame anytime possible.
Walls are razor thin - you can easily hear neighbors going up and down stairs (stomping) all hours of the day and occasionally talking.
On top of that, you can expect 20-30% rent increases year over year on top of their initial starting price. PLUS an annual amenities fee for a small gym and pool. Speaking of which, the pool hasn’t been open any weekend this summer.
Ignore their marketing and pricing, this is nowhere close to being categorized as an upscale luxury apartment complex. You’ve been warned.
