Love somewhere else

Moved in December '19. The first several months were fine, but the past 3 months have been disastrous. Still don't have a gate key (which I've asked for at least 3 times), and the entry gate is constantly broken. Trash isn't being picked up and even brought ants to my home recently. Had to hire my own exterminator to get rid of em, though I pay for pest control in my agreement. The kitchen sink seal and bathtub are rotting away from poor maintenance. The bathtub is literally cracking & peeling... away as it's just been painted over??? The AC has gone out three times in the past couple of months. I have to call management several times after putting in work orders via their app with no response from Maintenance or management. When they do answer, they say someone will follow up, but no one does until I call back and nag them several times. Live anywhere else.

Would not move here

They nickel and dime you on fees. Ex. $25 for valet trash that no one uses, $5 for processing fee, etc. The rent they state is not actually what you're going to pay after those fees are tacked on. Extremely high turnover in residents should tell you something. My vehicle was damaged while I parked it in the designated covered parking spot, no letter left, no cameras or security to help out. That's the kind of residents or friends of residents you are dealing with here.

Maintenance crew is nice...
though, I like them.

Could Be Great But Falls Short

First off believe all you read. The fees are ridiculous and yes valet trash, water, sewer, pest control, cable are ALL MANDATORY. There is only one tiny pool. Poop throughout the community seems everyone has a dog but not everyone picks up after theirs. Online payments only. Poor ventilation system. Smelly apartments from pot and cigarette smoke. You can’t keep your windows closed it will overwhelm you so be ready to dust your home often and waste air conditioning. Tenants should not be allowed... to smoke inside their units as it comes through the vents! Office staff hardly answers the phone and does not follow up. Constant new faces. Too much I mean way too much signage out front FOR RENT cheapens the property and appears desperate. In this area you won’t find other properties putting out this many signs to get new tenants. One even blocks your view of pedestrians when leaving the property! It shows the turnover in this place. No community room for events. There is assigned parking and Amazon Hub a plus. The water flow is terrible but nothing they can do. The security gates are left open all day only closed at night. If this sounds good to you and worth the rent here I’m sure you’ll enjoy the surrounding area. In my opinion not worth it.

Don’t rent unless you want a already damaged apartment

This place is a joke I just moved here and the fees are ridiculous. They don’t what they really charge. The apartment we moved into was dirty had damage big time. They did not fix anything it’s still damaged. I’m calling legal advice because I think the rent should be lowered because of the dirt and damage done before we moved. Oh one more thing the pictures lie and the people who work here stole my keys btw they didn’t change the locks either so who knows who could walk in very unsafe.

Not a good experience so far

Other reviews stated about how they nickel and dime you, how the office staff never returns call etc...........ALL TRUE. The valet trash pickup is a joke. They charge every resident $25/month for this service that nobody seems to use. They force you to have this service when you sign the lease. Residents rarely pick up their dogs poop. So careful when you walk around, poop all around! They keep the gates open all day and foot traffic is always wandering thru the complex. So shady individuals are... often seen cutting thru and walking thru the complex. Every week a dirty white van is parked next to every dumpster going thru the trash collecting cans. Office staff seems to allow it. I just moved in and will not be staying long. The office staff is FAKE nice. They never return calls or return emails and when you stop in to see them they have no answers, always shuffling papers etc to appear busy and give evasive answers. The office staff seems more interested in renting out new apartments for their commissions or quotas. The apartment also doesn't lack any signage. There are about 6 signs out on Charleston encouraging you to rent here, seems a bit low rent and desperate. They were all super friendly to me when I was signing up to lease, now I have moved in its a different story. I read on other sites the negatives and now I see them. Such a shame. The office never emails or calls back yet I bet they will reply to my public posting ASAP. I feel for the maintenance staff. They all seem to work really hard and I have heard from other residents how nice and polite they are but overworked by office management. Also, the water pressure was just reduced throughout the entire complex to save Element a few dollars. So expect "dripping" water pressure when/if you move in. I love taking 10 minutes to wash the shampoo out of my hair! My new toilet (they installed recently for no reason) also takes 2 times to flush now that they lowered the water pressure. Such fun! Last week I saw 2 U-haul vans packing up and moving out, they are the smart ones. Such a shame too because this complex could be nice, just poorly run by office staff. Numerous other reviews said when Camden owned it they ran it right, Element has not done the same. Also, none of the office staff live on property. That should tell you something.
