How Is This Rating Determined?

Could be way better

After the new management company took over it felt like everything went down hill. They took out the small gym which closed the pool for a majority of the summer. They do not take care of the street or side walk when it snows. There is no business center or dog park. And the new management company increase rent for new leasers yet they never added anything to make it worth paying more for the rent. Highly disappointed and would not refer a friend.

Misleading advertisement

New resident (December 2020)

When I think about what has transpired over the last couple of days, I can’t help but feel an overwhelming sense of disappointment. My family and I had such high hopes when we chose to make Greenleaf Waterstone a new place to call home.

From the moment we stepped foot into the unit we immediately noticed the complete lack of care, cleanliness, time or effort that was put into preparing the unit for new tenants. For starters, the kitchen was a complete wreck. The...
cabinets are completely ruined and there was even a cabinet door missing. The microwave and refrigerator are old, damaged and extremely dirty. It was very clear to my husband and I that there was no cleaning done before move in. The vents and ceiling fans were disgusting and covered in dust and dirt. The laminate flooring was full of dirt, rocks, and dust. My husband myself and my child have stepped on several nails, screws, and sharp metal objects in the carpet. Not to mention we also found splatters of a red blood looking substance all over the bathroom wall. Considering that we are in the middle of a global pandemic, cleanliness should have been a PRIORITY and sadly this was not the case.

The negligence on behalf of the Greenleaf Waterstone team is something I can’t quite fathom. Being a renter/tenant for many years now, I can honestly say without a doubt that this is the most negative experience I’ve had thus far.

With that being said, it is my hope that moving forward these issues be addressed and resolved to the standards that are outlined/advertised by the Greenleaf Waterstone team. My family and I want nothing more than a peaceful, comfortable, and habitable place to call home during our time here.

Okay

When I moved in I loved the place. Until things got fix halfway. And then also they don’t have enough parking passes for the residence who’s cars can’t fit in the garage so they gave us a ticket and said next time you’ll be towed for parking in the complex. And proceed to say we could park outside of the apartments at our own risk. This is poor management. I will no longer recommend to others.

OK place to live

I lived here from Jul. 2016 until Aug. 2018.
The apartments are nice as are the grounds. Any problems with the apartment are quickly dealt with by maintenance. Having a garage is nice, especially in the winter. The garages are very small. They insist that you park your car in the garage at all times and keep the door closed. If you like to putter around in your garage like me then this can be a problem. The garbage and recycling bins are ridiculously large and must be kept in the garage...
but they won’t pass by your car so you have to move it. I know Waste Management offers smaller bins but Waterstone management won’t even consider it. Try to get an apartment in the middle of the complex. Otherwise you will get a lot of noise from traffic on Pyramid Hwy or Sparks Blvd. If you are a resident here and decide to move on try your best to move out just as your lease expires. If you need another month or two they will raise your rent for those months by a lot, $500 more in my case. If you have been a good tenant for a year or two you would think they would appreciate that. Instead they stick it to you. Why do they do this? Because they can. Call it corporate greed. My last partial month’s rent was deducted from my security deposit and I felt this was fairly done.

water garbage and sewer

I love in this complex they have raised my
rent 300 dollars in the 2years,I pay 80 dollars a mouth for water sewer and garbage.
