Just Don’t

I have been living here for almost a year.
It is budget friendly yes however the halls smells disgusting , they have a roach problem the gnats are crazy here and they don’t do anything to fix it.
I have had mold in my apartment since living here and they have done nothing about any of my issues.
I’m no where near a nasty person I have a infant so I stay on top of cleaning however I still find roaches never leave dishes in the sink if you cook clean right away or else you will be feeding your...
rent free insects.
I’m thinking about putting my rent in escrow since I have had no resolution to ANY of my issues.
As far as neighbors go every one is friendly and minds their business.
They say have no dogs yet people have huge dogs they don’t even pick up after.
The price is good but you get what you pay for for

Budget Rental

If you are looking for an apartment in an somewhat lower crime-rate neighborhood while leasing on a budget then this place will do but do note that the management is about maximizing their dollar and minimizing their effort.

The 3 big complaints I have for here is noise, parking and maintenance.

Constant noises! Can be because of the thin walls between you and your neighbor, can come from the residents themselves even there's an unenforced noise policy or the fact you're right next to the...
infamous Dixie St. Kids don't have a park to play in so they instead play in front of everyone's apartments but their own so their parents won't yell at them for being loud. (Ironic isn't it?) Would be nice if the owner invested in some playgrounds for them. This is one of the few larger apartments in Dayton I've seen without one.

Parking is a re-enactment of the Hunger Games. May your good fortune find you a parking spot close to your apartment. They started doing parking permits for the cars and towed cars once in 2019 which solved some of the problem but I strongly suggest they provide designated parking for atleast 1 car per unit. Might smooth some of this problem.

Maintenance gives the impression they're doing just enough to say they're legally tending to the property. Slow responses, many minor issues will get held off or if you let them, ignored. Be sure to document any damages to the property when you move in and out. If possible, get documentation of what they've done or keep your e-mails for future reference.

I can't recommend this place as a first choice in looking for a home but if you're in a bind and willing to move within a year or so after saving some cash for somewhere better then by all means.

Horrible

Place is Trash! Do not move here! Lived her for a few month car got broken into then our rent got lost not to mention it took months to get something fixed! And maintenance came in smelling like weed!

Grateful

I’ve moved into Brownstone a year and a half ago and I truly enjoyed my experience. Management is friendly and helpful maintenance is always timely and on your schedule. The only reason I’m leaving is this place has helped me become ready for my next step in life. Thank you Brownstone Apartments.

Great place

I live here now and only had a couple maintenance issues that were fixed. I believe those issues were beyond their control. Things get old and just have to be replaced over time. The skunks are my only issue, but it's not much they can do. I do not have any bugs, bed. Bugs or roaches , but I work alot. I'm not home alot. Maintenance is great and the manager does. Help if u let her know of any concerns. Only reason I might not be renewing is because I need another bathroom and the air isn't... circulating where I want , currently two bedrooms only come with one but for the price you can beat it. My apt came with mostly brand new carpets. They are redoing the roads into the complex and putting in new plumbing. Lots of kids if u have kids. Otherwise great place
