Nice apartments
Checked out these apartments today. The apartment was really nice, the manager was super helpful and it’s really close to school.

Checked out these apartments today. The apartment was really nice, the manager was super helpful and it’s really close to school.

TLDR; Good priced apartments near popular hangouts/locations, pet friendly, wide ranging/amount of community events. Can get loud at times, maintenance can be slow at times.
Frame of reference 2 years.
Pros:
Community Engagement: Even during the height of the pandemic the community managers have (and continue to) worked their butts off to provide excellent perks of being a community member. They hold regular events (i.e. Murder Mystery, Holiday Celebrations, Gift Exchanges, 5k walk/runs,... Community Gardening, and many more) that help introduce members to one another. They also work regularly with keeping skunks/other pests at bay as best they can, and have built a rapport with BPD to conduct patrols around the neighborhood if needed. Regular community updates and alerts via text or portal for those that check. Very supportive of local businesses.
Truly Pet Friendly: There are 8 pet waste cans with fully stocked doggie bags and an additional 3 cans themselves. No restrictions on dog breeds or forced declawing of cats. Very close to multiple parks to take your critters to as well.
Price: We originally came this way via Columbus (Dublin specifically) and comparatively we were able to go from 1 bed / 1 bath to 2 bed / 2 1/2 bath for almost the same price.
Area: Pool in the complex, in the middle of a golf course. Not far from Wright State (~ 5 mins), Yellow Springs (~15 mins), Mall at Fairfield Commons (~5 mins), The Greene (~20 mins), and Wright-Patterson AFB (~10 mins). Easy access to 675. The community was extremely quick with snow removal and pot hole fixes.
Extras: Complex allows for free storage of your own washer and dryer (if applicable) and provide in unit washer/dryer. Multiple recycling bins on site (next to dumpster). Rental unit for guests(pending availability). 24/7 use of gym (keycode needed), and good hours for package pickups at the office (some retailers send straight to your door)
Cons:
Maintenance: Bit slow to respond; though it could've been the poor timing of outside events at fault (state shutdown).
Noise: Freeway can become a bit noisy at times, along with the occasional flights going in/out of Wright-Patterson AFB.
Can't Talk About/No Frame of Reference:
School District: no kids at the time of our stay

Pros
-Very good experience the 4 years we lived here, staff were friendly, overall a nice place
Cons
-They raised rent in the middle of the pandemic, when my lease was up for renewal in July 2020. They raised rent each year when my lease was to be renewed, by a minimum of $50 per month.
-Maintenance is nice but not always helpful. Had an outdated stove with old burners and one shorted out, popped a hole on it and lit up like a sparkler. They replaced the single burner. A year ago it happened... with another burner but the short was a lot more dramatic and sounded like fireworks. Thank god I was home or the place would have caught on fire. Took them two days to replace my stove.
-Was hit with a $400 charge after move out to replace the carpets (that were stained when I moved in and had no stains left by me) because they claimed I let my dog pee all over the floor (he peed a handful of times over the years, he's a senior dog). They were nothing short of hostile on the phone and told me I lived in disgusting, unsanitary conditions and that the odor was unbearable. I'm certain they had us confused with someone else because I scrubbed the walls and shampooed the carpets twice before we moved, and I keep a very tidy home.
-The single dumpster for the entire property smells awful. It's emptied once a week and after day one I can't walk past it without holding my breath.

I lived at Wexford for 3 years. There are definitely good and bad things about it, and I want to provide an honest, unfiltered perspective for people who are looking for a new apartment.
PROS
Maintenance- I've lived in six apartment complexes in my life, and I have to say that Wexford has the best maintenance team that I've ever seen.
Truly Pet Friendly- Wexford is also one of the best places that I've seen for pets. They allow cats that have their claws, and have no weight limits for dogs.... .
CONS
Price- No matter how you slice it, Wexford is overpriced. Also, In three years, Wexford has raised rent three times. The last time, they raised it $50 bucks with little notice.
Unwanted Noises- There is not a unit here that can escape the noise of the nearby highway. No matter where you are, you will hear semi's going over the underpass at 3 in the morning. If it's windy outside, and you live in one of the units next to the electrical towers, you will hear the electric lines moving in the wind all night. It's hard to ignore when trying to sleep. The walls at Wexford are also extremely thin.
Safety of Tenants- This is by far my biggest problem with Wexford, and the issue that I hold most against them in evaluating the apartment. Recently there was a masked man walking on the property in the early hours of the morning. While they cannot prevent a masked, possibly dangerous man walking on the property, they can take measures to better protect the tenants from a possible mugger. Unfortunately, Wexford chooses to not invest in such measures. The property is poorly lit. I'm not talking about the sections up front near the entrance that everyone sees passing by. I'm talking about the sections of Wexford tucked in the corners, as well as directly behind the leasing office. THEY ARE PITCH BLACK!!!!!! Wexford is well aware that they reside in Fairborn, and we all know Fairborn has it's share of bad people. The fact that they don't take care of this shows a complete lack of regard for the safety of their tenants, which is absolutely disgusting. Don't believe me? Take a look for yourself behind the leasing office at night, where there are at least 20 units, before you commit to living here. It is very dark and very unsafe. I pray every night that no one gets hurt from the laziness and penny pinching of the Wexford higher ups.
Two stars is my opinion. Everything else stated is a fact.

Living on a golf course at an affordable price is awesome. The office staff is fantastic and so helpful. We were allowed to have two large dogs (breed restriction) and the grounds were very dog friendly! We had very quite neighbors who were mostly families and military. The neighborhood felt very very safe! Also, lots of free events to attend as a resident.
