How Is This Rating Determined?

Awesome landscape and good service

We are living in the ground floor of the apartment. The most amazing thing is the trials inside the community. We normally get a chance to view the Deers from the trials and we are very fortunate to have a nice lake view. During winter time, kids enjoy here very much as they will get more spaces for the snow sleding. Maintenance staff are doing their job very well and we get two pools , one community and one apartment pool.

RESIGNED MY LEASE

I love everything about this community. I have the perfect first floor 1 bedroom apartment with a wooded view from my back porch. Very convenient for a retiree like me because of the vicinity. Close to a grocery store(walking distance), my bank and other shopping places are within minutes drive. But the most impressive thing is how the office and maintenance staff attend to your needs. Great maintenance crew that will always be there for you upon request. I have recommended this community to my... family and friends. They love it every time they get to visit me.

I love it here!

The apartments are amazing. Super convenient to everything. The landscape and yard space is awesome. My son and I have been here a year and I do not plan on leaving anytime soon. Would recommend to anyone!

Do not move into these apartment you will thank me

Don't let the views from their model home fool you. The kitchen and bathroom in that apartment are refinished and very nice. The other apartments have 1970's cabinets in your kitchen and bathrooms. The first month we lived there we didn't have any screens on our windows (took over 2/3 weeks for them to come simply put them on) The bathroom was disgusting when we moved in. The bath tub looked like it hadn't been cleaned. Mold and calcium residue all over the place. Clogged drains in the bathtub,... bathroom sink, AND the kitchen sink. The dishwasher doesn't even work, its probably 10 years old, if you like redoing dishes after they've already been "washed" this is the place for you. On one rainy day, I came home and there was water pouring in through two of the windows (we had our office desk underneath one) Laptop, Alexa- completely broken, drenched floor and table, all important documents - ruined. I was told to "call renters insurance" for reimbursement. They cocked up the window in 30 seconds and left. Secondly, the management does a really great job with harassment, don't plan on living comfortably. Threats of eviction, harassing calls and voicemails. One day I was changing my sheets and found mold behind my bed frame and wasn't aware of it until I moved the bed. BLACK MOLD!!! 3/4 calls and 2 days later, a maintenance man came and wiped it off with some bleach and told us to call them once THE MOLD RETURNS for "further action". GROSS. The horror story continues... We recommended a couple (before all the problems started) move in and on their move in date, the management team wouldn't let them do a walk through. Once they forced to let them come in, the contractors were inside SMOKING CIGARETTES. The Walls, floors, and bathrooms were completely disgusting and not clean TWO days before their move in date. They got their deposit and never moved in. You have no trash access, you have to put your nasty trash bag in your car and drive it to the front of the complex or walk. No washer and dryer unless you pay a ridiculous amount to have them install them for you. The washer and dryer units they provide are atleast ten years old and barely work, they are gross. ALL IN ALL IM HELPING YOU OUT PEOPLE DONT WASTE YOUR TIME AND MONEY!!!!

These are no "luxury" apartments

With so many new apartment complexes being built in the area, do not waste your money on this run down complex. There are some units they consider "upgraded", but they are nothing compared to the new builds. Orchard's idea of upgrading is buying some countertop paint to give a faux granite look to paint the original 1985 counters, cheap foam-like flooring that is supposed to look like laminate flooring that weirdly soaks up water when you try to mop it, and a few other things that merely mask... the original style and fixtures from when it was built in 1985. They do a sneaky bait and switch too. When you visit the leasing office, they'll show you the nice "model unit" that has probably never had tenants live in it, and when you go to sign your lease, get your keys, and walk in your apartment for the first time, you see a unit that is old, dirty looking, and nothing like the pretty model they showed you.

The furnace is original (making it almost 35 years old and give you an electric bill that can run $200-$250 when it's really hot or really cold), the tub and shower which were the style in the 80's have had the ceramic tile AND tub/shower floor painted (which only lasts a few months before peeling off). The windows are also original, VERY heavy, and VERY unsafe. My daughter wanted to open her window in the spring, and came very close to having her hand smashed as the window when it came crashing down.

Management is awful! You'd think with the increase competition in the area, they'd make tenants feel welcome, at home, and wanting to sign a new lease each year, but instead you end up feeling like a hostage to a payday lender. You're at their mercy, stuck in an apartment that looks nothing like the model they tricked you with, hoping the year goes by fast so you can move out. They love handing out fines if you leave something outside your front door, but the area around the dumpster is constantly covered with old, used mattresses and furniture that will sit there for weeks until they finally decide to pay someone to come haul it away. If you are the lucky recipient of a fine, you better hope you have the money to pay it that day, otherwise they start tacking on late fees on day 2, and refuse to accept your rent payment unless the fine is paid.

There are many positive reviews you can find when researching the apartments, but buyer (or renter) beware because they have monthly drawings to win stuff if you go to a site and leave a positive review.
