How Is This Rating Determined?

Expensive and low quality experience

The listing price does not include the ~50 monthly water fee, which increases by ~$2 every 4 months.

PTAC heating system is inefficient and expensive.

The bedrooms of many units are on the other side of another unit's living room.

The walls are lined with stained, peeling industrial wallpaper. The non-carpeted areas are lined with wallpaper flooring that tears and indents in ordinary use.

There is no security deposit, because you will be charged a la carte for whatever they like when you...
leave. There is even a list of items and related prices provided after you sign the lease. I have not moved out yet, but the implications are quite clear based on these factors.

The office does not respond to maintenance requests, even those that are intended to prevent or limit damage.

If you spray a perimeter with insecticide you won't have too many pests, but under the kitchen sink the crawlspace is covered loosely with plywood and the doors are not tight fits, so they will have ease of access in at least these two locations.

Ultimately, the choice is yours, but I was not aware of these factors and I think they are certainly important to consider.

Stay away

I retired, down-sized and moved to the Woodlands in fall 2017. In 2018, Elon Management raised the rent for a tiny 1BR by $360/year when I renewed, and has raised the "utility service fee" three times since I've been here, most recently in March 2019 without providing the 30 days' notice mandated in the lease (they provided TWO DAYS' notice by posting an undated flyer on residents' doors). That is a material breach of contract by the lessor and a violation of Ohio Revised Code, Title 53, Chapter... 5321. Groundskeeping is terrible, especially in winter. Snow remains uncleared from the sidewalks for days at a time. In fall 2018, broken sections of sidewalk were torn up, the debris was piled up in the parking area and conditions remained that way for through February 2019, creating a serious safety hazard for tenants, several of whom are senior citizens. The units are poorly insulated and the central heat is grossly inefficient and expensive to use, although the AC is okay. Some tenants here use their front porches as trash receptacles. In the spring, summer and fall, the property is blanketed with illegal solicitors. Avoid this place. If I could give it a negative 5 rating, I would. After I gave in excess of 30 days' notice pursuant to Ohio Revised Code, Title 53, Chapter 5321 and exercised my legal right to terminate the lease, I moved out May 2017. In response, the lessor retaliated by fabricating a phony bill. They never sent it to me despite having my forwarding address, email address and phone. Instead, they immediately sold it to a collection agency, so I have a case in progress against the collection agency for multiple violations of the FDCPA and have filed complaints against both parties with the lessor, collection agency, Ohio Attorney General's Office, Consumer Finance Protection Bureau and the Akron Better Business Bureau.

Loved it!

Purchased a home but my stay at the Woodlands was wonderful. Management was fun and inviting. Quiet and kept very clean. Laundry room needs a facelift but the apartments come with hook ups. I recommend this place to all of my coworkers when they are looking to rent. Affordable too for Streetsboro.
