property management doesn't care

Elevator has been out of order since January. It's June 10 now. There's no security whatsoever. Packages get stolen. Can't use the bike storage room (no cameras). They must want everyone to move out so they can repurpose the building for something else.

Could be great…

The overall building is great. All the units are bright and open. Also the cost is reasonable. It all ends there.

Right after I moved in, the 2024 snow storm hit. As the snow melted, a frozen water pipe between the 5th and 6th floor burst resulting in water draining all the way down to the ground floor on the west side of the building. This resulted in people having to move out while they fixed the units.

Another problem caused by the burst pipe was the elevator breaking. As of this writing...
on 5/1/24, 4 and a half months after the problem started, the elevator has not been fixed. Also, the hallway carpet was wet from the burst pipe and was ripped up. As of 5/1/24, the carpet has not been replaced.

Because of the broken elevator, the stairs have had to be used. The stairwell has gotten very dirty and have not been cleaned. On two occurrences, the lights went out in the stairwell making the stairs we have to use unsafe with the solution of one tiny battery powered light used on the second floor.

In my unit, both windows will not open and close. I let them know about on the first day I moved in. Four and half months later, the windows still do not function.

The latest problem is that the front door would not unlock to enter the building. When I called the emergency repair phone number, I was told to contact a locksmith as if it was my responsibility to fix a problem.

I’m currently considering moving out early because of the continued problems with limited solutions.

Pretty decent, nice location

Overall I like this apartment. I think every apartment nowadays is overpriced, including this one but it's more reasonable than other places I've seen. The location is in a nice neighborhood, close to bus stops, a dispensary, some restaurants on Burnside. Also has a coffee shop in the lobby. Maintenance can be difficult to get ahold of but prompt and helpful once you get through to them. The units are modern and nice, can be a little drafty and bad with temperature control as they don't have A/C... and the tiny wall heater in the hall has to run 24/7 during the winter. The appliances are nice and units are very sound proofed. I can only hear my upstairs neighbors walking around if they're wearing boots or running, otherwise I don't hear anything from any neighbors. People who live here seem to work from home and mind their business. The garage is protected and I've never had any issues with people parking in my spot and friends who have parked on the street never have any issue with people smashing windows. The street parking is limited but this is a largely residential area so you may have to park a block or so away, but it's still safe and quiet. There's not many amenities, no gym or pool, but the rooftop deck is pretty nice and has a good view of the city. I really like the big windows, vaulted ceilings and floorplans for the studio, which have two separate areas that can feel like a living and bedroom instead of one big room like most studios.

Management is not on site. I've seen them in the office in person twice. To get in touch with anyone. I've had to call one of the other properties owned by the same management companies. The management people themselves have been helpful and nice. I had no trouble moving in. I applied and had secured a unit within the day and it was easy to add a parking spot to my lease via the website. The resident portal is pretty straightforward too, and management is prompt to reach out and understanding if there's any rent payment issues, instead of other properties where you could get an eviction notice for being short a penny lol.

Pipes burst during the last ice storm and it was because the sprinkler system wasn't properly prepared by management. Residents units were flooded and the elevator has been down for over a month.
There's a general lack of care amongst residents and everyone except maintenance that doesn't bother me that much because I like to be left alone but it bothers me a bit still. The trash room is treate

Super Friendly

I have been looking at different communities to gain information about all the new buildings in SE Portland. When calling the leasing office I received a super kind greeting and the manager was absolutely perfect at providing me with information. The location of this building is perfect and the finishes, appliances, and final touches really shine throughout each unit. The owner really put in effort and great care when designing the floor plans and quality of features, top it off with amazing... customer service and a cute building name and this building truly is 5 stars.
