How Is This Rating Determined?

It's fine

After living here for a couple of years, I can say for sure that the price does not match what you get. The "updates" are purely cosmetic and there is not enough parking for the people that live here. You will see people parked in traffic/fire lanes or on the grass because they cannot find a space. If you are requesting maintenance that you view as an emergency... well it is only an emergency if they (those at the office) deem it is. There is no office at the Delmont location (there used to be)... so in order to actually talk to someone in person you have to drive to another apartment complex. This is clearly an old complex with a luxury price tag... but without any of the amenities that luxury apartments have. With that, the two great things about the apartment is that the area is decent (bike/walk trail that has a dog park) and the people who are actually doing the maintenance/physical work at the complex - they are really nice and helpful!

Bait and switch

Pricing goes up at every turn from online to tour to lease signing to first year - 20% increase after first year, placing this complex in the "luxury" price range when it is far from luxury. Not enough parking any day of the week, thin walls, ancient HVAC, tiny closets, electrical issues. Run away.

Avoid if at all possible

Pros: Maintenance, location.
Cons: HVAC issues, indifferent management, no hot water in the winter, constant construction, contractors living in unfinished apartments causing noise issues, thin walls that allow you to hear neighbors doing anything above a whisper, frequent water outages, possibly underlying mold issues, crawlspaces with rodents, difficult to find parking, occasionally paint smells that are probably not safe, shelves falling out of walls without more than 10lbs on them.

Beware

DELMONT Apartment
Be very aware. We are trying to move in to a unit in Wayne and on move in day found wet carpet that extended from entire closet into master bedroom. Management said there was a leak “BUT it was fixed before the carpet was put down” Then they stated “ It’s new carpet so it won’t develop mold.” AND “It’s clean drinking water so that won’t hurt anyone or cause mold”. AND “People clean their carpets with water all the time.” Hmm??? Need I say more?
Not sure if they are not...
knowledgable or they are being dishonest to cover their shoddy property management. Either way, not a good scenario.
This area in the apartment has been wet for over 6 days(that we know of) and they claim it will be fine and we just need to use our electricity and fan to dry it out. We tried informing them that mold starts to grow within 24-48 hours. That commonly excepted truth is not sinking in for them.
To add insult to injury, magaer on site reminded us that there is a 30 day move out “No Risk” with Friedman. Sure... they get to keep one months rent and we haven’t been able to move in yet. Great money maker for them. It’s really a stretch to read the Mission Statement on their website.
Overheard two other tenants conversations to management in the office about problems they were having and one of the agents is extremely condescending. Very sad!

Good place for budget-limited people with kids

I give 5 stars for this apartment under the condition that you are a budget-limited person who wants to live in a good school district. The apartment is old for sure, but all urgent maintenances are still responded on time. There is a large courtyard in the center of the apartment, which is our favorite feature for this apartment.
