How Is This Rating Determined?

New Management is AWESOME!!

Moved in first week of February 2020 and out the last week of December 2023. In my years here, the property had been sold and bought multiple times and landed in the hands of Southwood Realty mid 2022 and Joel was placed as the on site management for the Villas. What a blessing that was!! In three years this property has changed drastically so I’ll give you some pros and cons.

PROS:
-Quick responses from management, maintenance, and courtesy officer when you call in.
-APARTMENTS ARE CLEAN...
UPON MOVE IN.
-Pest control is maintained and we never had bugs or roaches in our place. (We also cleaned often)
-Valet trash is awesome especially on the third floor.
-The building seems to be well insulated. We rarely heard noise from neighbors.
-Safe place to walk at night and there is a pond close by. I worked night shift and often walked the complex in the wee hours.
-Close to everything but tucked away enough that your out of site out of mind. (<15 minutes from Fort Mill, Ballantyne, Pineville, Indian Land, Charlotte)
-If you’re a pool goer you’ll make friends and get to know you neighbors. It was also updated to a salt water pool last year. Pool is open sunrise to sunset to avoid late night noise for residents.
-Upgrades to common areas are slow but steadily getting done a little at a time.
-Management plans events and food trucks to come regularly to add a bit of fun and good food to look forward too.

CONS:
-Gym could use some upgraded equipment. It doesn’t match the other luxury apartments in the area and that’s a big draw for some people.
-Grills are placed inside the pool area and you can’t grill after dusk as the pool gets locked.
-Package room is awesome but would be a bit safer if there were lockers installed. Anyone who has something delivered has access to the room. It cuts the theft 99% but lockers would be more secure and match other luxury complexes in the area.
-Some residents leave trash out for days on end. The fine should be higher for repeated offenders to ensure they follow the apartment guidelines on valet trash.
-There is a factory next door that runs 24/7.

With everything, I’ve lived in apartments for the greater part of my life and this was by far the best experience I have had at one. Joel and Vivianna in the office do their very best to help residents the best they can within the parameters they are given to follow. And, they are both humble and honest people.

This place is definitely worth a conversation and walk through.

I loved it

I lived here for a year and I am crying leaving. Of course no place is perfect, but I've lived in several, and they really do try and do a good job in the office, with repairs and stuff like that. I became friends with my neighbors and felt very safe. I'm moving out of state, but I would definitely come back. My daughter and I enjoyed the lake across the street so much. Thanks for everything Joel.

Resident

I’ve been a resident at the Villa’s for a like over a year now. I’ve enjoyed a fairly new, inexpensive apartment living experience, in comparison to the market. The Property Manager and staff are wonderful people. They came in after an acquisition and transformed the culture at the complex to one that is helpful, supportive and resident focus. I love the amenities such as the pool and if you’re a nature walker, there is a beautiful lake to enjoy behind the complex.

Don’t do it unless you absolutely have to

Moved in March of 2020. Still here for a couple months. Renewed in March with a rent increase. Wrote on another site that it was a $200 increase but it’s $100. I double-checked. On the other hand, mid year through 2020 the water bill went from a couple dollars a month to $20 and it’s stated there. No explanation or reply from staff when asked about it. (That stayed $20 a month, too.)

They aren’t good about answering emails or messages.

It’s June 30th and the pool has been closed since last...
year.

They come up with reasons, once a month, to enter your apartment while you’re not home. It was once a month. THIS month, we’re going on 3.

Three requests to enter during the day while you’re not at home for inspections. I am home but I don’t want to schedule my life around military inspections when paying $1500 for my living space.

It’s near the schools though. So there’s that.

It's a shame how I change the stay in these apartments

These apartments are disgusting, since there is another manager, they do not have people cleaning the areas, maintenance of the social area, the pool is not enabled and they say it is because they do not pay for the pool, even when they charge us maintenance rent and everything is dirty, already They must change their manager or administrator since that woman is here again, she does not solve anything and is rude who treats the resident badly
