From Oasis to Landfill

I’ve always loved living at Grand Island, but my best experience was under Katie and Karlie. Since they left the atmosphere has completely shifted and the property has turned to chaos. Trash has piled up all over the place (including a dead cat affixed to the dumpster that was left there for over a week). It feels like a dumpster fire. Prices are way too high and continually increasing all while the property is going downhill. As I went to go pay my rent today I noticed I was charged for... something I opted out of - and even if I hadn't opted out I would have been overcharged.
The new property manager refuses to come out of the office while residents, prospects, and vendors pile up in the office for the leasing agent alone to assist. It is unprofessional and is a shame to see all of the hard work Katie and Karlie put into this property go to waste. If I hadn’t just renewed my lease, I would not choose to live here for another year.

Think twice

I lived in these apartments with a river view for 4 years. During the last year of my lease the management changed over to Main South Management. They came in deciding that apartments needed upgrades (new fridge, oven/stove, dishwasher, microwaves, garbage disposals, a tile backsplash added in kitchens, new hardware on cabinets, new counter tops, and deeper kitchen sinks…in all honesty none of this was necessary - what I wish they would have upgraded was the terrible washing machine they have in... the units!). Most units are still relying on the original installed air condition units. My unit’s air condition died in the summer and took a full 2 weeks to completely fix (while COVID work from home was in place – apartment temperatures exceeded 90° at times). I got caught in the middle of Main South Management forcing residents out of their current units so they could remodel. They didn’t have the decency to attempt to keep current residents in a similar model. By the time I got the notification of my having to vacate and talked to the office about leasing options, there were no other similar units for me to choose from. I’d either need to upgrade to a larger unit with a 25% rent increase (this included the measly discount offered to current residents) or move elsewhere. I moved out. Before my lease ended I had an issue with dripping water from my garbage disposal. This repair took longer than a week to fixe, even though water damage should be seen as a serious maintenance concern and was resolved only after I made multiple appearances in the leasing office and e-mailed management staff regarding my issue. It appeared they were hoping they could just ‘wait out the repair’ until I moved out in 2 months. My advice to you is that if it is taking over 24 hours for a serious maintenance concern to e-mail or call upper management directly, NOT the leasing office. Also, it took me over 90 days (twice the amount of estimated time) to receive my deposit reimbursement after moving out. That also required chasing after management. From what I had witnessed with the newest management at this apartment complex, I would NOT recommend. They jacked up rent prices to the point that this complex is now one of the most expensive on the Island, staff in the leasing office is useless, consider the state of the air condition unit you are receiving, and ask yourself if you are ok with having to nag upper management to get maintenance repairs done in a timely manner.

No Proper Notice Changes, Predatory Parking, & Trash Issues

This apartment complex has the potential to be one of the best in Memphis if it weren't for unprofessional management changing aspects of lease agreements and the nightmare parking situation. For a complex of over 200 residents there are a total of 10 visitor parking spaces behind closed gates.

While there is ample parking outside of the gates and on the street, Grand Island has contracted Superior Towing company (please see their reviews) to tow residents' visitors. A $30 extra day storage...
fee is added regardless of if your car has been there a day or less than 10 hours ($155 minimum), violating towing laws. When they tow during the weekends, they are only open from 9AM-11AM Sat/Sun and are located 25 minutes away in an unsafe part of town.

Management has stated that visitors must park their car a quarter mile down the road at the dog park or at businesses a half mile down road to visit residents, while both places run the risk of getting towed there or having their cars broken into. There are also no sidewalk lights, so walking to Grand Island can be dangerous at night.

There is no "No Parking" sign outside the gate along the wide driveway or painted fire lines that say "Do Not Park". There are 6 painted spots next to the leasing office (4 regular, 2 handicap) that management has stated they will not tow a vehicle in the handicap spot even if they do not have a handicap tag/sticker.

No emails, texts, phone calls, or signs placed in common areas are used to notify residents about any issue. Residents are notified to changes in parking contradicting their lease or other areas by having a piece of paper folded in half and put in the crack of their door at night. These papers have blown away or people have been known to take them down. Most other apartment complexes in Memphis have electronic systems in place to properly notify residents of any changes of the building that do not violate their lease.

Multiple times throughout the year, their garbage compacter is so full of trash that it overflows onto the sidewalk. There are 2 dog waste containers in the complex that are either overflowing or there are no bags for residents to pick up after their dog.

I hate leaving a negative review because I’m sure there are some people here that do their best to make things work. I would love to leave this apartment a 5 star review because the amenities it offers; however, management has stated they are not changing their policy and have no desire to do so.

Two years still love it

Worth every penny! I love my apartment and the staff here is phenomenal. They always have gone above and beyond for their tenants. Very pet friendly complex, perfect for young professionals

The Grand is GRAND!

I was so excited when they built these Appartments in 2012. I was glad that they were finally bringing Back some beauty to our wonderful city. Speaking of adding beauty to the city, This beautiful appartment Complex is less than 10 minutes from the river and it is almost in walking distance to "The Bass Pro Shop". Grand Island Harbor has so many wonderful amenities to offer. They have Pets Allowed; they also have funished spaces available. Anyone in their right mind would love to live here!! It... is absolutely stunning in everyway!!
