Do your self a favor and please don't

This place stinks. It was built long ago and not well taken care of during the years. The potholes in the parking lot are bigger than the apartments. The plumbing here is aweful. There are too many section 8 tenants are moving in that are taking over to the complex that don't have to follow the rules other hard working tenants who pay their full rent.

Property Manager at Hawthorne Park South responded to this review

We sincerely apologize for your negative experience at our community and regret that the repairs to the parking lot have taken longer than we hoped. Also, just to clear up any misconceptions, our community is "Conventional" in which anyone who meets... our qualifications is allowed to apply to live here. Thank you, Hawthorne Park South Management.

Complex in decline

The Once Upon a Time post is accurate. I moved in right when the new management took over and it was pretty nice then. They even started renovating the apartments as they were vacated until one of the buildings burned. It is my understanding that renovations on other apartments has ended.

The maintenance staff has stayed the same since I moved in and I've found them helpful and responsive. Including immediate response when I had a leaking water heater at 1am. Although sometimes the dog bag...
stations are empty of clean bags and the light near my apartment took several months to fix.

There has been more and more of a police presence in the area. I'm not sure what they're responding to, but I didn't used to see police here at all, now I see an incident every month or two. They've even parked a State Police car near the entrance in what seems to be a move to discourage criminals.

I used to take my dog to the dog park, but over the last year, have had too many problems with my dog being attacked to chance it. We occasionally go when there are no other dogs, but it seems very few people are actually picking up after their dogs now.

Once Upon a Time

Do NOT move here. Use to be a fantastic place. Well maintained. Good amenities. Dog friendly. Nice staff. Fair prices. Since the new management has taken over it has gone down hill fast. The dog park hasn't been fixed or maintained after several request from myself and other residents. The gym equipment is mostly broken and very filthy (certainly safety and health code violations). The pools are low on water to the point it can't filter and the outdoor tables, chairs, umbrellas are in poor... shape. Most of the umbrellas have been removed for being broken and they haven't been replaced for over a month so no more shade at the pool. The apartments are out dated, very old stoves, refrigerators, and my dishwasher has rust in it which I've asked them to replace since I've moved in. The apartments are not very energy efficient either. I pay attention to my energy use, keep my lights off, fans on and AC turned to 76 during the summer but my electric bill is still over 100 every month. My new neighbors just told me yesterday they got a $300 electric bill. I'very asked them to service my AC unit but they won't. Now it's time for me to renew my lease and they want to raise my rent over 18% (that's $150 extra per month). I tried to talk with them but they said it's not up for negotiations, even after I explained that the neighboring apartments are all more updated, larger, better updated amenities and they are less expensive. They said they are raising prices across the board and then asked me if I wanted to fill my intent to vacate. I have payed my rent on time every time, I've even helped them fix their computers (I was a SysAdmin in the USAF) for free but now I'm just a number. No wonder everyone is running out of here. This use to be a very tight community which is hard to find in an apartment complex but everyone I'm friends with and my neighbors that were here when I first moved in have all left. Don't move here. It's a shame what this place has become. Sad.
