not worth it. the office people SEEM nice but they will say anything

When we moved in we were told the apartment had been cleaned since we viewed it. It hadn’t, at all. I spent hours cleaning it myself. The laundry room floor was literally black. Most of the maintenance guys are nice. After living there for a year the neighbors sharing a bedroom wall with us started letting their toddler scream against the SHARED BEDROOM WALL for 15+ minutes at a time at 7am. When I called about it, Aliea (who seemed so nice at first) said “babies cry, I know I’d want my baby in... the bedroom with me.” As if it was just something I’d have to deal with. There was a car in the same parking space for SIX months in front of our building and they said it was fine since it was “in working order.” There are so few parking spaces people end up parking on the curb and the office says they’ll tow them but they don’t.
Some ladies in the office are nice (Sharon) but I wouldn’t recommend anyone to live here. For the price, it’s not worth it. Aliea really ruined the whole experience for me with the whole “babies cry. deal with it” attitude. She’s not genuine at all and I don’t even want to call the office about anything anymore because she’s so snippy and smug. I have dogs and I make sure they don’t wake people up in other apartments at 7am or bother anyone. And you know DOGS BARK.

It's not worth it

If you are considering moving here, please reconsider. It's not worth it at all. My ceiling has peeled off three times. I have had four ceiling leaks in my apartment. Imagine coming home to water running down your wall from the ceiling leaking in your bedroom. Came home to a puddle of water at my front door from the ceiling leaking. I live on the top floor so no one is above me. All of your windows will have condensation on them and mold all around them. Mold is everywhere, even around my... electrical outlet. Everytime you renew your lease you will increase and this year they told me it can be $200. People leave there trash outside their door for days at a time which of course causes bugs. I have seen huge roaches outside. There are times trash is everywhere at the trash compactor and of course that means more bugs. The neighbors dog barks constantly. This is far from luxury when the gate is always broken so anyone can drive in. They didn't disclose that your water bill is based upon your entire building and then divided by how many people are on your lease so your water bill is/will be unpredictable. They want downtown Nashville prices for a cheap apartment. I moved here in 2020 and my lease is up in May. I pray I'm able to find something else especially if they want to increase rent again, this time by $200 per month. That means in two years my rent has increased by $285. It's not worth it.

Key items to consider if you rent here.

1. not enough parking in some of the buildings, this is primarily because of the extra wide parking spaces to avoid damage to adjacent cars. So that can be a plus or a minus for you.

2. Avoid the buildings next to the dumpster, you will have roaches galore. If that's all that is available, either leave or negotiate a discount.

3. Office staff are usually pleasant and helpful, however the person we leased from who is thankfully no longer here, was hot...
garbage.

4.The maintenance crew is amazing, and the friendliest I have ever seen.

5. Very high humidity. My apartment sits at 60 to 70% humidity even with AC on. Mold growth is a constant battle, and expect your health to be impacted over this.

6. Like many other "Gated Communities" You can just walk into the back entrance, and even get a vehicle through without needing front gate access. In fact there are many areas you can just walk into, so no, the whole community isn't fenced if that was ever something you were thinking.

7. Keyless entry works well with the number pad, but the app is complete garbage sometimes, and reports incorrect information about the door being locked/unlocked.

8. Rent is just way to high for what is being provided. They price based on a calculation off of what other apartments are priced in the area, but to be honest, this isn't downtown Nashville. Don't pay downtown Nashville rent in Smyrna.
