Don’t Move Here - Don’t Let the cheap rent fool you

DO NOT LIVE HERE! This apartment complex has to be the worst in Austin. First off, I lived in a 2 bedroom apartment where my bedroom would flood every time it rained. I'd have to use my bath towels to try and soak up the water until maintenance would come (2-3 days later). They told me they didn't know where the water came from (because I had already cleaned it up and it had been days). It took them ~ 3 months to come out and "try" to solve it. Every other day I had to go to the leasing office... to try and get them to do something about it. No matter what, nothing was fixed. 4 months later they put us in a new unit in the back of the complex with the homeless.
Homeless camps are right behind our building and you can see them, hear them argue, and their dogs bark all night long.

Unfortunately, they "can't" do anything about it. Cars getting broken into often and the homeless will knock on your doors.

Also, do not sign up for covered parking. They make you pay this $50/month fee until the end of your lease, although you don't sign any paperwork to get the spot (they don´t tell you this). I'm no longer in need of the spot since I bought a house, but they're forcing me to pay the fee as they automatically tacked it onto my lease.

You also have to pay for trash pick-up, even if you don't use it, which is terrible. I'm a 45sec walk from the dumpster and take it myself, but still have to pay the fee. They should get with the times and only have people pay who are using the service.
Another drawback is when paying your rent online (app), you have to pay a fee (you're paying the apartment's fee for them to have the app).

Please avoid this place at all costs. The rent may look good, but this place is disgusting. If you do sign, your rent will go up ~$500 each renewal. Your appliances will constantly break and the water gets turned off at least 2x/month. People had to go to the Gold's Gym and LA Fitness close by to shower because they said someone hit the main water line.

Also, should you end your lease, they charge you $250 to not renew. If you find a roommate to replace your unit, you’ll be charged $500 for “they’re damages of finding a replacement”.

okay price but not worth it

Poorly managed, property seems nice until you look closely and see things are not properly maintained. It’s a great location but management makes changes to save money regardless of if it’s inconvenient for renters. Only positive is the front pool which is frequently closed

BEWARE OF PARKING

As a resident you are now required to register each time you have guest. They are allotted 6 free day passes until they have to pay to park with one guest pass per resident. Avoid this complex like the plague if you ever plan on having family or friends over.

Hi fellow Reviewer! New changes can be frustrating. All resident feedback is being considered. As the new system rolls out, I’m confident management will update the visitor parking policy as needed once the system shows how many guests are coming,... etc. in order to make it work for residents and their guests and assist the community with unauthorized vehicles and assist the areas where residents have very limited parking like by building 2-5. We appreciate the responses as this policy takes shape.

High Rent Increases

The property and location are okay for the price, but the recent rent hikes are outrageous! I've been here two years and my rent has hiked $500+. There are such few amenities for the amount we pay to live here and the security is terrible. LOTS of homeless as well. There's a camp behind the Greenbelt that's hosting a large group. This is making the "trails" they advertise false.

Great location, overcharge fees

Location is great, apartments quite old, same as appliances. Expect to see cockroaches all the time. Make sure to see the unit days prior to moving in, as if not you’ll find it poorly cleaned up and probably painted; we received a unit with all the construction remains on the patio as the odor of the paint so strong that had to go to a hotel while it cleared. They won’t offer any help or apologies, but they will make sure to make you pay for everything.
We gave our leave notice 3 days prior to...
the 60 days’ notice, so they charged for the three days. No reason would work, so we agreed. We handed over the keys 19 days prior to the original lease end date, as told, we paid for the extra 3 days late notice. Here comes the ugly part; they again discounted us the 3 days from the deposit.
Make sure to give your notice on time, if you don’t, expect to be charged twice, and if you wrote to them, expect to be gaslighted by them. Sure, you’ll have from time-to-time snacks and wine, but for the moment one paid, the complex should be offering better amenities, service, appliances, etc…
