How Is This Rating Determined?

Brand new but not Pleasant Living Enviro

We chose these apts because they were brand new and we were first renters ever in our unit and the location is exactly where we want to be. That being said, we are 6 months into our lease and already considering not renewing.
- Hardly any natural light in living room
- Pantry and cabinets are so dark inside we had to install touch lights; kitchen lighting is insufficient
- Not nearly enough insulation & sound proofing
-Washer and dryer are on patios. During winter neighbors 2nd floor froze and...
water flooded down our wall first floor. They were quick to fix and the fix was appropriate however just having the appliances outside is inconvenient on its own.
-Parking is starting to get more difficult now that the complex is becoming more occupied
-Pool on weekends is out of control; over crowded, loud music you can hear at other end of complex, glass bottles, and rocks thrown in pool, people taking babies in diapers, etc.
BUT MY BIGGEST COMPLAINT IS THE NUMBER OF AGRESSIVE, UNSOCIALIZED DOGS.
A list of breeds they do not allow is on their website but it's not enforced; word has gotten around so now there are numerous german shepherds & pit bulls, Great danes, Rottweiler, Cane Corso, etc. Residents either allow them to run off leash or on inappropriate leashes (i.e. 20' leads that allow the dog to run too far ahead) I have had several incidents with dogs in the complex and although I report them to Mgr, nothing is done.

Think Twice

The property is visually appealing and the staff friendly, courteous and professional. A lot is out of their control. It comes down to the builder & upper mgmt team. The quality of the build is sub-par at best and the attention to detail by the builder was poor. Walls and ceilings are thin, door thresholds are not flush with the floor, etc. The staff did resolve an all-day barking dog issue in a timely manner though. But, they can't control the lack of common sense of other folks/neighbors when... it comes to noise such as slamming doors, kids jumping/running on the apartment above. The noise above is completely out-of-control due to the poor build quality. If you're a retiree looking for a temporary rental, I highly suggest finding a stand alone rental home so you can have some quiet and enjoy yourself. Or, rent a top floor unit if you don't mind walking stairs. I absolutely don't recommend a bottom floor unit. Of course, it depends on what kind of neighbors you get, if they care, and if they have common sense. We're stuck for another 10 months. Good Luck!
